About the role

The Quality Control Technician (QCT) is responsible for oversight of quality assurance related to service request data review and service request completion follow‑up within the service request/work order management database (YARDI), as directed by the Facilities Manager/Director.

What you’ll be doing
  • 100% review and follow up on all work orders categorized in YARDI as Life, Health, Safety (LHS).
  • Update status and notes for all LHS‑categorized work orders daily in coordination with the Work Order Service Center Coordinator(s).
  • Perform 100% work quality review on all maintenance tech/contractor work orders related to LHS and Emergency/Urgent work orders.
  • Ensure relevant photos and inspection notes are uploaded to each work order.
  • Document work quality inspections within each work order, including pertinent notes and photos.
  • Inspect all work to meet specific industry standards, goals and benchmarks.
  • Ensure workmanship is completed to standard and, if not, bring to FM/FD attention and correct it.
  • Retrieve and enter data into/from Yardi throughout the quality control process and communicate findings to Facility management as necessary.
  • Coordinate steps associated with specific service request (work order) classifications (e.g., moisture related), scheduling, inspecting, and working with the Air Force Military Housing Office (MHO) partners on a regular basis, inspecting COM homes for quality control standards.
  • Perform other duties as assigned.
Typical Physical Demands

Regularly use hands to manipulate tools, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 75 lbs.

Typical Work Conditions

Work is performed in a maintenance/office/residential home environment. Employee frequently interacts directly with other staff members, contractors and residents during the workday.

Who we’re looking for
  • High school diploma or GED.
  • Minimum of 10 years maintenance experience.
  • Experience in Residential Construction, Facility Maintenance, Property Management, Contract Oversight, Home Inspection.
  • Solid computer skills.
  • Demonstrated strong customer service skills.
  • Advanced knowledge in at least one of: electrical, plumbing, HVAC, carpentry.
  • Ability to diagnose problems.
  • Ability to perform Quality Control inspections on work and repairs completed.
  • Demonstrated ability to train on skill trades.
  • Demonstrated strong written and verbal communication skills.
  • Ability to provide guidance and training to technicians.
  • Ability to travel up to 10% of the time.
  • Possession of a valid state‑issued driver’s license and a safe driving record is required.
