Job summary

Groma is seeking a Jr. Property Manager to launch and grow a Providence, Rhode Island portfolio.

You will sit as a local extension of our Boston-based Property Operations team, initially focusing on inspections, due diligence, vendor sourcing, and onboarding newly acquired residential properties. As the portfolio grows, you will assume full day-to-day property management and resident services, coordinate with local contractors, ensure Rhode Island compliance, and report to Boston leadership with

Qualifications

• 2–4 years of experience in property management or related real estate operations.
• Strong organizational, documentation, and task management skills.
• Excellent communication and interpersonal skills.
• Comfort working independently while coordinating with remote leadership.
• Knowledge of Rhode Island landlord-tenant law preferred.
• Ability to coordinate vendors and cross-functional teams.
• Availability to work evenings and weekends as needed.

Responsibilities

• Support on-site property inspections, due diligence, and underwriting.
• Assist transition of newly acquired assets from closing through stabilization.
• Coordinate property setup: utilities, vendors, compliance, service agreements.
• Implement SOPs during onboarding and provide feedback to leadership.
• Execute SOPs across newly onboarded rental properties and maintain records.
• Establish service agreements with local contractors and leasing partners.
• Ensure compliance with Rhode Island landlord-tenant laws and housing regulations.
• Maintain documentation and task tracking for all properties.
• Oversee day-to-day operations as properties are acquired and stabilized.
• Conduct regular property inspections and coordinate maintenance requests.
• Manage emergency coordination and incident reporting when needed.
• Support resident inquiries, marketing, leasing, onboarding/offboarding, and collections coordination.
• Assist in property-level budgets and prepare operating reports weekly/monthly/annually.
