Job summary

63 West is seeking an experienced, hands-on Live-In Property Superintendent to oversee day-to-day operations, maintenance, safety, and overall condition of a residential property in Manhattan.

Working closely with Property Management, the Superintendent will manage upkeep, vendor coordination, and resident service to maintain safety and efficiency. 24/7 emergency on-call availability is required and housing benefits are part of compensation.

Qualifications

• 2+ years of experience in property or building operations management.
• Experience managing multifamily residential properties.

Responsibilities

Job description

63 West is seeking an experienced, hands-on Live-In Property Superintendent to oversee the day-to-day operations, maintenance, safety, and overall condition of a residential property in Manhattan.

Working closely with Property Management, the Superintendent will oversee building upkeep, repairs, vendor coordination, and resident service to ensure the property remains safe, efficient, and well-maintained. This role requires strong leadership, technical troubleshooting skills, and 24/7 emergency on-call availability.

Schedule

• Monday through Friday
• On-site/live-in position

Key Responsibilities

Building Operations & Maintenance

• Oversee daily building operations, maintenance, inspections, and repairs.
• Manage preventative maintenance programs and promptly address maintenance issues.
• Maintain building appearance, cleanliness, and curb appeal.
• Coordinate vendors and contractors to ensure work is completed safely, efficiently, and on schedule.
• Maintain work orders, inventory, maintenance records, and operating expenses.
• Ensure all building equipment and systems operate safely and efficiently, including plumbing, electrical, heating, domestic water, fire life safety, building automation, security/access control, and elevator systems.

Resident Relations

• Respond promptly and professionally to resident concerns and maintenance requests.
• Coordinate apartment access for repairs, inspections, and contractor work.
• Communicate building updates and maintenance activities while maintaining positive resident relationships and exceptional customer service.

Emergency Response

• Serve as the primary emergency contact for the property and respond to building emergencies as needed.
• Coordinate emergency repairs and vendor response efforts to minimize disruption to residents and operations.

Compliance & Safety

• Support inspections conducted by DOB, FDNY, HPD, DEP, and other regulatory agencies.
• Maintain compliance records, maintenance logs, and required building documentation.
• Assist with Local Law compliance requirements and promote a safe environment for residents, staff, vendors, and visitors.

Qualifications

Required

• 2+ years of experience as a Property Superintendent, Building Superintendent, Resident Manager, Building Operations Supervisor, or similar role.
• Experience managing multifamily residential properties.
• Experience responding to building emergencies.
• Strong understanding of residential building operations, including boiler operations, heating systems, plumbing, electrical, and mechanical equipment.
• Ability to troubleshoot and resolve maintenance issues independently.
• Experience coordinating vendors and contractors.
• Strong organizational, communication, and customer service skills.
• Ability to maintain 24/7 emergency on-call availability.

Preferred

• Manhattan or NYC residential property experience.
• High-rise residential building experience.
• Staff supervision and leadership experience.
• Knowledge of NYC building regulations and Local Law requirements.
