Job summary

Bushburg Properties Inc. is seeking a Resident Manager for a live-in role with a provided 2-bedroom apartment in New York. The ideal candidate will oversee a 1,000-unit residential and commercial building, manage staff, coordinate repairs, and ensure safety compliance.

Qualifications

• 3-5 years Superintendent experience in a rental Building.
• Working knowledge of city, state and federal programs and regulations (not critical).
• Experience with repairs, maintenance, mechanicals.
• Able to communicate with all levels of management, residents, vendors, leasing, accounting and collection departments.
• Proficient in Email, Word and Excel.
• Budgeting and quarterly management reports experience is helpful.

Responsibilities

• Supervise union building staff, assign work, coach and develop staff; hire and disciplinary actions.
• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry and safety systems.

• Conduct regular safety inspections and address hazards; report concerns to the Property Manager.
• Carry out move-out inspections and ensure proper maintenance of mechanical systems.
• Provide excellent customer service to residents and be a reliable point of contact for inquiries.
• Collaborate with PM and Facilities; submit daily recaps to upper management.

Job description

Compensation includes a $100,000 base salary, a performance-based bonus, and a two-bedroom apartment

Essential duties and responsibilities:

• Supervise union building staff members including, assigning work, coaching and developing staff, hiring and disciplinary actions.

• Diagnose and repair problems in such areas asHVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, water features, and waste management systems.

• Collaborate with property management and fellow maintenance team members to coordinate repairs, maintenance schedules and unit turns.Ensure all work orders are managed properly and closed out in a timelt manner.

• The candidate will be responsible foroverseeing all facets of new development, including project management, leasing operations, and vendor onboarding for a 1,000-unit residential and commercial building.This includes coordinating various tasks to ensure smooth transitions through different phases of development, actively managing the lease-up process, and efficiently onboard vendors.

• Conduct regular inspections to identify potential safety hazards and promptly address them. Ensure compliance with safety regulations and report any concerns tothe Property Manager.

• Inspect property mechanical systems daily; immediately address safety issues with management.

• Provide excellent customer service to residents, addressing their maintenance needs with a friendly and approachable attitude. Be a responsive and reliable point of contact for all maintenance inquiries.

• Assist in the preparation of staff work and preventive maintenance schedules, daily rounds, as well as maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.

• Conduct routine preventative maintenance activities in partnership with supervisor

• Maintain workplace safety policies and standards

• Perform or schedule move-out inspections for vacating tenants.

• Inspect property mechanical systems and grounds by utilizing inspection software; immediately address safety issues with management.

• Work with Property Manager on various reports, such as incident and management reports.

• Collaborate with construction and development departments.

• This is a Live-In position and will include a 2BR apartment accommodation.

• Liaisonand Manage Construction as building is converted between commercial to residential property

Qualifications, skills and abilities:

• 3-5 years Superintendent experience in a rental Building

• Working knowledge of city, state and federal programs and regulations. (not critical)

• Experience with repairs, maintenance, mechanicals.

• Must be able to effectively communicate and interface with all levels of management, residents, vendors, leasing, accounting and collection departments.

• Able to communicate thru emails Word and Excel programs.

• Must be able to create and analyze budgets and quarterly management reports. (helpful)

• Must have excellent organizational skills.

• Strong leadership with a proactive approach to problem solving, required.

• Customer Service oriented with the ability to keep calm in stressful situations.

• Must be able to respond quickly to Emergencies.

• Gas, Fire and Flood.

• Position requires hands on ability to maintain property. (Landscaping a plus)

• Experience with management and facilities softwares such as; BuildingLink, ManageCo, Rent Manager, Yardi

• Work Closely with the PM and Facilities team

• Submit Daily Recaps to Upper Management

• Standpipe, Sprinkler plus FACP licenses a plus,

• Bilingual a plus. Rental building experience a plus.
