We are seeking an experienced, hands-on Live-in Superintendent to oversee the daily operations and physical maintenance of a 150-unit apartment community in Newington, Connecticut. Position Summary

The Live-in Superintendent is responsible for protecting and maintaining the property's physical assets while delivering an outstanding living experience for residents. This individual serves as the on-site leader for maintenance operations, preventative maintenance, vendor coordination, emergency response, and resident service.

Success in this role requires a high level of ownership, professionalism, technical expertise, and communication. We are looking for someone who proactively identifies issues before they become problems and treats the property as if it were their own.

Key Responsibilities:

Property Operations & Maintenance

• Maintain the overall appearance, cleanliness, and functionality of the property.
• Perform repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, doors, locks, and other building systems.
• Complete preventative maintenance programs to maximize equipment life and minimize unexpected failures.
• Conduct routine inspections of the building, grounds, mechanical rooms, and common areas to identify maintenance needs and safety concerns.
• Prepare vacant apartments for new residents, including turnover repairs and quality inspections.

Resident Service

• Respond promptly and professionally to maintenance requests.
• Communicate clearly with residents regarding repairs, scheduling, and follow-up.
• Deliver a high level of customer service while maintaining professionalism in all resident interactions.
• Help foster a clean, safe, and welcoming community.
• Coordinate and oversee outside contractors performing maintenance, repairs, inspections, and capital improvements.
• Verify work quality and ensure vendors comply with company standards and safety requirements.
• Assist management in obtaining proposals and identifying larger repair needs.

Safety & Compliance

• Respond to after-hours emergencies as required.
• Ensure the property remains compliant with applicable building codes, OSHA regulations, and company safety standards.
• Identify potential risks and take proactive steps to prevent safety hazards.
• Assist with emergency preparedness and response procedures.

Administrative Responsibilities

• Maintain accurate records of maintenance activities, inspections, inventory, and completed work orders.
• Monitor maintenance supplies and recommend purchases when necessary.
• Communicate regularly with the Property Manager regarding building conditions, ongoing projects, resident concerns, and capital needs.

QualificationsRequired Experience

• Minimum of 5 years of residential apartment maintenance or superintendent experience.
• Strong working knowledge of plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building maintenance.
• Experience troubleshooting building systems independently.
• Experience coordinating contractors and outside vendors.
• Valid driver's license with reliable transportation.

Preferred Qualifications

• EPA Certification (or willingness to obtain)
• OSHA 10 or OSHA 30 Certification
• Experience with multifamily apartment communities of 100+ units
• Boiler, HVAC, or other trade certifications are a plus
