Job summary

ECI Group is seeking an experienced Service Manager to lead a on-site maintenance team across our multifamily properties. You will supervise daily activities, coordinate make-ready schedules with office staff, and ensure safety and regulatory compliance while maintaining high service standards.

You will oversee budgeting, vendor oversight, and monthly reporting, with weekend/on-call duties as part of this leadership role.

Qualifications

• Minimum 3 years of general maintenance experience in residential property management; supervisory experience preferred.
• Working knowledge of HVAC, plumbing, electrical, fire protection and energy management systems.
• EPA certification and any local/state regulations require licenses.
• Willingness to work weekends and be on-call 24/7; reliable transportation.
• High school diploma or GED; proficiency with MS Office and related apps.

Responsibilities

• Oversee maintenance staff, schedules, on-call availability, and daily duties.
• Coordinate weekly apartment make-ready and service-request schedules with office staff.
• Review and close out daily/weekly work orders.
• Schedule preventive maintenance like filter changes and power washing.
• Ensure market-ready apartments meet quick-turn targets.
• Maintain required permits (pool, spa, elevator, signs, etc.) and safety compliance.
• Assist with weather-related emergencies and hazardous conditions; minimize risk.
• Supervise external contractors and enforce safe work practices.
• Respond to resident/management service requests and ensure timely resolution.
• Lead safety training and monitor OHSA compliance; manage budget and supplies.
