Job summary

Newrez is seeking a Property Preservation Specialist I in Tempe, AZ to order and review inspection reports, analyze property condition, and coordinate repairs through vendors. This role requires on-site work and collaboration with a network of vendors and partners.

The ideal candidate will have 1–2 years of Single-Family Default Real Estate Servicing experience, strong attention to detail, and effective communication skills to ensure accurate condition assessments and timely follow-up.

Qualifications

  • High school diploma or equivalent, required.
  • Bachelor’s degree, preferred.
  • 1-2 years Single-Family Default Real Estate Servicing experience, direct Property Preservation experience preferred.

Responsibilities

  • Reviews and reacts to inspection reports.
  • Reviews returned inspection reports for accuracy and completeness when there is deviation from expected norms or when there are other reasons to be suspicious of the report.
  • Updates files to ensure that Shellpoint and the investor have a clear understanding of the condition of the collateral.
  • Assists in the control of expenses related to preservation of the property condition.
  • Arranges for contractual services relating to property inspections, who may be involved in the inspection or evaluation of the property.
  • Assists in managing relationships with and performance of vendors.
  • Complies with company policies and procedures.
  • Contributes to the on-going improvement of the Default Support department through sharing ideas and improvements with the team.
  • Performs other duties as assigned by management.
  • These essential functions are fundamental to the role, and must be performed on-site, as they cannot physically be performed remotely.

Primary Function

Under minimal supervision the Property Preservation Specialist I will be responsible for ordering and reviewing Property Inspection reports, analyzing the property’s condition, and recognizing needed repairs, ordering appropriate bids to cure the damage, and monitoring the repairs through to completion. The Property Preservation Specialist I will orchestrate most of this work through established vendors, monitor the vendors’ work through completion, follow-up on overdue deliverables, and evaluate the vendors’ relative performance.

Principal Duties

  • Updates files to ensure that Shellpoint and the investor have a clear understanding of the condition of the collateral.

  • Performs other duties as assigned by management.
  • These essential functions are fundamental to the role, and must be performed on-site, as they cannot physically be performed remotely. In addition, the Company has determined that an in-person presence is important to critical components of our work, including oversight, training, collaboration, and productivity. Items not marked (*) as essential on-site, may still require partial on-site work to perform the role satisfactorily.
Education And Experience Requirements
  • High school diploma or equivalent, required.
  • Bachelor’s degree, preferred.
  • 1-2 years Single-Family Default Real Estate Servicing experience, direct Property Preservation experience preferred.
Knowledge, Skill, and Ability Requirements
  • Ability to analyze pictures and reports to obtain a clear understanding of the actual property condition.
  • Excellence in communication via telephone and written communication.
  • Demonstrated attention to detail and organizational skill.
  • Ability to work independently with minimal supervision.
  • Strong analytical, problem solving and mathematical skills to be used in directing decision-making.
  • Basic understanding of Mortgage lending and servicing.
  • Strong negotiation and follow-up skills, as well as the ability to meet strict deadlines.
