Job summary

Olen Living in Florida is seeking a seasoned Residential Property Manager to lead on-site operations. You will train staff, drive leasing performance, and maintain property appearance through regular inspections.

Partner with Maintenance for preventive upkeep and ensure accurate budgeting, invoicing, and rent collection to support the community’s profitability. The role requires extensive experience in property management, strong customer service, and the ability to adapt to a flexible schedule

Qualifications

• High school diploma; college degree preferred
• Minimum of 5 years’ residential property management experience with knowledge of tenant and eviction laws
• Proficiency with Office 365 including Excel, Word, Outlook and SharePoint
• Experience with property management software and willingness to learn new software
• Excellent customer service, communication, interpersonal, and organizational skills
• Available to work a flexible schedule

Responsibilities

• Ensure all team members are properly trained for their positions, both initially and ongoing
• Manage the leasing process by guiding the team through effective sales strategies and follow-through
• Maintain a high-quality property appearance by daily property walks, recording deficiencies and addressing required actions
• Support maintenance operations by partnering with Maintenance Supervisor to provide an inviting environment through preventive maintenance and timely repairs, plus organized make-ready process
• Oversee timely financial operations including billing/invoicing, budgeting, and monthly variance reporting
• Oversee rent collection, delinquency and move-out statements
• Stay informed of current apartment market conditions, area business and property development
