Position Purpose: This position is responsible for managing facility support efforts to execute world-class events at the Henry Maier Festival Park (HMFP) in addition to ensuring the cleanliness and condition of the property throughout the year. This position is responsible for applying and coordinating departmental strategies to lead landscaping maintenance, inventory management, and deployment of resources in addition to assisting in the setup, operation, and teardown of events as it relates to site furnishings, rubbish and other waste removal, employee staffing management, contractor coordination, cleanliness, and function for events.
Essential Duties and Responsibilities:
- Responsible for custodial upkeep of facilities and management of seasonal labor and contractors to maintain the cleanliness of company-controlled facilities. The essential duties and responsibilities include the following:
- Work with the Manager of Facilities Operations & Maintenance and Design Coordinator to execute activities to support events hosted at HMFP.
- Manage, supervise, and participate in all aspects of the event transition within event spaces to ensure its completion in a safe, accurate, and timely manner.
- Routine post-event walkthroughs and developing condition reports to document damage and create work-orders and invoices for reimbursement.
- Complete routine site inspections throughout the facilities before, during, and after events including the creation of condition reports to document damage and create work-orders and invoices to repair any damage and maintain the condition of the facility.
- Lead department efforts on all landscaping plantings, maintenance, pruning, removal, and lawn cutting.
- Administer and supervise full-time and seasonal part-time staff that are responsible for managing the warehouse deliveries and inventory of supplies in partnership with the Warehouse Logistics Manager.
- Manage cleaning and rubbish removal in company-controlled facilities in areas such as offices, backstage production areas, restrooms, food service buildings, and entertainment venue seating areas.
- Supervise, coordinate, schedule, train, and evaluate seasonal staff in setup, operation, and teardown activities related to event support.
- Schedule, manage, and supervise third-party vendors and contractors responsible for assisting in the transition between events.
- Participate in event site tours and planning meetings.
- Coordinate with the Entertainment Department for their cleaning needs and the removal of backstage furniture.
- Assist the operations Manager with coordination of seasonal staff and third-party vendors on overnight cleaning and waste removal including grease bins, ash bins, recycle, trash, compactor hauls, and other removal as required.
- Schedule in partnership with the Food & Beverage Department and participate in food vendor building walkthroughs.
- Assist in managing area supervisors/crew leaders and grounds crew operations during events.
- Oversee contracted services for animal and pest control.
- Provide for the safe, fiscally responsible, and efficient operation of the facility to the highest industry standards and best practices.
- Assist with the creation of department operating and capital budgets.
- Assist the Warehouse Logistics Manager with the receipt of deliveries, ordering of supplies, management of inventory, and check-in/check-out policies.
- Understand and maintain OSHA and ANSI safety standards throughout all maintenance activities, facility infrastructure, and equipment.
- Oversee contracted services, equipment purchases, and supply purchases to support maintenance and operations functions such as cleaning, street sweeping, landscaping, animal and pest control, landscaping and snow removal equipment repairs and maintenance, and others.
- Lead department efforts related to snow and ice removal.
- Consistently and professionally represent the company to the general public, media, and other partners.
- Maintain a safe, positive, cooperative, team-oriented attitude and work environment and abide by all MWF Human Resources and Legal policies toward treatment of all MWF employees and ensure others do the same.
- Work with other departments in implementing contingency, continuity and recovery plans.
- Communicate relevant information to department and others within the company within a timely manner through proper channels, on a daily basis with reporting manager and weekly at department meetings, as well as through means of the automated work order system.
- Continually strive for improved means and methods toward department management, including giving and receiving feedback from colleagues, direct reports, and upper management.
Minimum Qualifications:
- High school diploma or equivalent.
- 3 years of proven experience in building and grounds custodial services and operations for a large, complex facility.
- Valid driver’s license.
- Ability to work a flexible schedule including evenings, weekends, holidays and overtime.
Preferred Qualifications:
- Associate’s or higher degree from an accredited college/university in a related field or equivalent work-related or military experience.
- Basic knowledge of cleaning, rubbish/recycling sorting and removal, trash compactors, blowers, cleaning supplies, and event changeover.
- Understanding of how to properly operate and maintain power tools and to keep them in safe working order.
- Physical stamina and dexterity.
- Ability to resolve complex repair projects that may require the collaboration of other team members or service providers.
- Ability to resolve complex customer service and conflict management issues.
- Highly organized with the ability to manage and prioritize various projects simultaneously.
- Excellent interpersonal, written and verbal communications skills.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Functional knowledge of the special event business.
Language Skills:
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Ability to read, analyze, and interpret company policies, budgets, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Foreign language skills are a plus.
Physical and Mental Demands:
This position is intended to split time between office-based work with desk time, field supervision with long periods of walking and standing, and field training or teaching opportunities. Fall and winter will be mostly office-based; however, spring and summer will be mostly field-based. When performing field training and teaching opportunities, periods of intermittent lifting of 45 lbs. or more may be required. The position’s mental demands include comprehension, reasoning, decision making, math, and handling stressful situations.
