Job summary

Kittle Property Group is seeking a Property Manager to oversee on-site operations at a specific apartment community or self storage property, ensuring performance and occupancy targets are met. You will lead staff, manage budgets, and coordinate maintenance, leasing, and compliance activities.

Ideal candidates bring 1 year of experience, a high school diploma (GED), and familiarity with property management software and MS Office.

Qualifications

• High school diploma or GED is required.
• 1 year of experience in property management or a related field.
• CAM, ARM or similar certification is recommended.

Responsibilities

• Direct property operations and staff in the most cost effective manner.
• Develop and manage annual budget.
• Maintain occupancy levels according to budget.
• Hire staff, manage performance and address employee relations.
• Manage, motivate and develop staff.
• Process new applications and provide required information to compliance.
• Maintain compliance policies and procedures.
• Supervise rent collection, ledgers and deposits.
• Pursue delinquent rents and evictions and coordinate with collection company.
• Provide account information to the Regional Supervisor.
• Direct marketing and leasing activities and maintain occupancy targets.
• Supervise resident relations and enforce community rules.
• Supervise maintenance, repairs and preventive improvements.
• Supervise landscaping and snowplowing.
• Work with Regional Supervisor to develop and monitor budget objectives.
• Show apartments to prospective residents.
• Other duties as assigned.
