Job summary

AION Management in Baltimore is seeking a Property Manager to oversee daily apartment community operations, maximize cash flow, and preserve assets while delivering excellent resident service. You will lead leasing, budgeting, and financial reporting, supervise the property team, coordinate maintenance, and ensure compliance with Fair Housing and eviction laws.

The role requires 5–6 years in property management, strong communication, and a real estate license in the applicable region; weekend

Qualifications

5–6 years of property management experience.
1 year supervisory experience.
Real estate license in PA or NJ within 120 days of hire.
Excellent English communication skills.
Knowledge of eviction law and Fair Housing.

Responsibilities

Oversee financial performance of the property and work toward achieving budgeted NOI.
Maximize cash flow by minimizing delinquencies and ensuring timely rent collection.
Ensure Entrata data accuracy and timely leasing activity reporting.
Develop cost‑saving strategies to reduce expenses.
Create an annual operating budget and business plan with the accounting team.
Review financial statements and variances with property accounting.
Prepare monthly variance reports and income/expense analyses.
Oversee capital improvements and deferred maintenance programs.
Review bid summaries, monitor vendors, and guarantee accurate invoicing.
Ensure contracted services are performed before payment release.
Process delinquent residents per policy and pursue collections.
Represent the property in court proceedings on residency, eviction, and related matters.
