Job summary

GGP is seeking an Operations Manager to oversee cost-effective operation, maintenance and long-term preservation of the property's assets in Houston. The role supports the Sr/General Manager to achieve property-specific business metrics, focusing on physical operations, construction coordination, safety and health principles, contracted services oversight and project management.

Qualifications

• High School Diploma or GED required.
• 2+ years of experience or training in shopping centers or equivalent management and leadership.
• 3+ years of facilities operations or construction management preferred.
• Strong understanding of commercial building systems (HVAC, plumbing, electrical), blueprints, CAD drawings and other schematics.
• Strong leadership, interpersonal and relationship-building skills.
• Strong project management, organizational and problem-solving skills.
• Proficiency in financial analysis, budgeting, and forecasting.
• Effective writing and communication skills to supervise and direct teams.
• Ability to adapt to changing work environment.
• Experience with Microsoft Office, Microsoft Teams, and Yardi.

Responsibilities

• Operate a clean, well-maintained property providing guests with a positive shopping experience.
• Oversee all physical assets to ensure maintenance to required standards in the most economical manner.
• Prepare and manage multi-year capital and operating expense plans and projects; identify expense control strategies.
• Develop tenant relationships and coordinate with tenant contractors to regulate compliance and timely completion of construction.
• Implement and administer all preventative maintenance programs and vendor compliance for service contracts.
• Ensure safety systems are code compliant and safety documentation is maintained.
• Support safety, health and environment programs and sustainability efforts.
• Monitor utilities consumption and building control technologies including BAS, lighting, HVAC, and fire/life safety systems.
• Manage direct reports and coordinate with corporate departments to meet objectives.
• Develop relationships with local officials, government leaders and stakeholders.
• Review and approve invoices and monitor timely payment.
• Oversee operations during crises to ensure safety and security of all stakeholders.
• Participate in MOD schedule including on-site Saturdays as required.
