Job summary

Green Alpha Property Management is seeking a Property Marketing Manager to lead property-level marketing across our portfolio, partnering with regional and onsite operations to drive leasing performance and occupancy.

You will use market data, leasing metrics, and competitive insights to craft targeted campaigns for new launches, lease-ups, and ongoing campaigns, ensuring programs align with brand standards and store-wide goals.

Qualifications

• 4+ years of marketing experience, preferably in multifamily or property management.
• Experience developing location-specific marketing campaigns.
• Understanding of leasing funnels and occupancy strategy.
• Experience supporting lease-ups or new openings.
• Strong analytical and project management capabilities.
• Ability to manage multiple properties and deadlines.

Responsibilities

• Develop and execute property-specific marketing plans across the Green Alpha portfolio.
• Partner with operations to identify communities needing marketing support based on occupancy, traffic, leasing velocity, and competitive conditions.
• Translate portfolio strategy into actionable campaigns at the property level.
• Lead go-to-market plans, campaign calendars, messaging, digital requirements, and launch materials.
• Coordinate cross-functional timelines to ensure properties are market-ready.
• Establish reporting and performance benchmarks for lease-up and launch campaigns.
• Plan and manage property-level digital and traditional marketing campaigns.
• Coordinate paid media initiatives with internal teams, agencies, and vendors.
• Manage local marketing opportunities, outreach programs, partnerships, signage, and other property-specific initiatives.
• Ensure property campaigns remain consistent with Green Alpha's broader brand standards.
• Monitor property-level traffic, leads, conversions, leasing activity, and campaign performance.
• Identify trends and recommend adjustments based on performance data.
• Provide regular marketing updates to operations and marketing leadership.
• Maintain visibility into competitive positioning and changing market conditions.
