Timberland Partners in Howell, MI is seeking a Property Manager for our Westbury location. This role oversees staffing, marketing, maintenance and resident relations for a 131-unit community just outside downtown Howell.

The position offers a competitive base pay with potential bonus incentives and a robust benefits package. Key duties include setting rental rates, processing applications and leases, budgeting, and ensuring move-in readiness.

Qualifications

• Prior property manager experience preferred.
• 5+ years of multifamily on-site experience.
• Knowledge of Fair Housing regulations.
• High school diploma or equivalent; college-level education preferred.
• Proficient in MS Office; YARDI experience preferred.

Responsibilities

• Monitor and manage community rental rates to maximize income.
• Address resident complaints and requests professionally.
• Maintain community appearance and oversee maintenance.
• Coordinate marketing initiatives with the Marketing Department.
• Review applications and prepare leases; ensure move-in readiness.
• Orient new residents and prepare annual budgets.
• Ensure deposits and payments are collected timely.
• Set and manage on-site staff work schedules.
• Lead and support staff development.

We are looking for a Property Manager for our Westbury location. This community has 131 units and is located in Howell, MI (10 minutes from downtown with frontage on Grand River). As the Property Manager, you directly oversee the staffing, marketing, maintenance, and customer relations of the property.

Responsibilities

• Monitor and manages the community rental rates to maximize income
• Address resident complaints, concerns and requests appropriately
• Maintain the community’s appearance and ensures any necessary maintenance is reported and completed
• Implement creative self created strategies as well as marketing initiatives as prescribed by the Marketing Department
• Review applications, prepares and types leases and completes all necessary paperwork
• Ensure that the apartment is ready for the resident to move in on the move in date
• Orient new residents to the community
• Prepare annual budgets
• Ensure deposits, rental payments and all other charges are collected in a timely manner
• Responsible for setting the work schedule for all on site employees
• Lead by example and help your team grow by supporting their development

Minimum Qualifications

• Previous Property Manager experience highly preferred
• 5+ years of multifamily on-site experience
• Knowledge of Fair Housing regulations
• High school diploma or equivalent, college-level education strongly preferred
• Computer proficiency, including MS Office: Word, Excel, and Outlook
• YARDI experience preferred
• Active apartment association membership preferred
• Industry designations strongly preferred

Pay: $73,000-$75,000 per year plus bonus potential

Schedule: Monday-Friday 9:00am-6:00pm, weekends as needed

Physical Demands: The job is periodically sedentary, but requires mobility (i.e. climbing stairs or squatting) to tour and inspect apartments/communities. Involves sitting, walking, or standing for prolonged periods of time and stooping for brief periods of time. There is some repetitive motion of the hands and wrists associated with using a computer.
