Placements24 is seeking a meticulous Real Estate Property Manager to oversee a portfolio in Welkom and surrounding areas. You will handle tenant relations, maintenance coordination, and financial reporting to ensure profitability and regulatory compliance.

Qualifications

• Proven experience as a Property Manager.
• Solid understanding of property management software, landlord-tenant laws, and financial reporting.
• Excellent communication, negotiation, and problem-solving skills.
• Strong organizational abilities and attention to detail.
• Ability to manage multiple priorities and work under pressure in the Free State.
• Relevant property management certifications are a plus.

Responsibilities

• Oversee day-to-day operations of managed properties, ensuring high standards of service and tenant satisfaction.
• Manage tenant relations, including lease administration, rent collection, and dispute resolution.
• Coordinate and supervise maintenance, repairs, and capital improvement projects, ensuring timely and cost-effective completion.
• Conduct regular property inspections to assess condition, identify potential issues, and ensure compliance with lease agreements and safety standards.
• Prepare monthly financial reports, including budgets, variance analysis, and rent rolls.
• Source and manage relationships with vendors, contractors, and service providers.
