Job summary

Coastal Ridge Real Estate in Baton Rouge, LA, is seeking a Property Manager for our student housing communities. You will lead daily operations, oversee leasing, resident relations, and ensure financial and operational goals are met in a fast-paced, service-driven environment.

This full-time, exempt role reports to the Regional Manager and requires strong leadership, budgeting, and compliance with landlord laws.

Qualifications

• High school degree or equivalent required; bachelor’s degree preferred.
• Willingness to obtain licenses and/or certifications as required by state/local jurisdictions.
• 3–7 years of progressive experience in student housing property management; at least 1 year as Property Manager preferred.
• Experience with property management systems such as Entrata, Onesite, or Yieldstar preferred.
• Proficiency in Microsoft Excel, including formulas, sorting, and filtering data.
• Strong leadership, communication, and problem-solving skills.

Responsibilities

• Drive the financial success of the property by achieving monthly, quarterly, and annual goals, maximizing net operating income through revenue improvement strategies and cost management.
• Lead and participate in leasing production, including administration, marketing, and maintaining competitive market knowledge to maximize rental income and ensure budgeted occupancy levels.
• Oversee rent collection, manage delinquency rates, and adhere to landlord/resident laws, including executing necessary legal actions.
• Cultivate and support a high-performing team by training, mentoring, and holding team members accountable for their roles and responsibilities while fostering a positive and engaging work environment.
• Recruit, hire, and develop team members, addressing performance concerns and maintaining team alignment with company policies and goals.
• Deliver superior service to residents by monitoring service request completion, maintaining aesthetic standards, and proactively addressing resident concerns to enhance retention.
• Manage operational reporting requirements, ensuring accuracy and timely submission of all regular and ad-hoc reports.
• Identify and communicate operational and financial risks to corporate management and collaborate to establish corrective action plans.
• Serve as the primary point of contact between the corporate office and property and interact with investors as necessary.
• Promote adaptability, encouraging innovation and solutions-oriented thinking to meet evolving community needs.
• Perform other responsibilities as assigned.

What You’ll Bring:

• Willingness to obtain all licenses and/or certifications required by State or Local jurisdictions including but not limited to PA, IL, NJ and IA.
• 3 – 7 years of progressive experience in a student housing property management role, with at least one year as a Property Manager preferred.
• Experience with property management systems such as Entrata, Onesite, or Yieldstar preferred.
• Proficiency in Microsoft Excel, including experience creating formulas, sorting, and filtering data.
• Strong leadership, communication, and problem-solving skills with a passion for driving team success.
