POSITION PURPOSE:

The Residential Property Manager is responsible for the day-to-day management and operations of the property. Responsibilities include, but are not limited to, leading the on-site team, oversight of daily activities, residential satisfaction and high level of customer service, achieving budgeted financial goals, complete company required reporting and maintaining a best-in-class appearance of the property. This position will set goals to integrate leasing, property management, building maintenance, and resident retention activities that positively impact the overall success of the property. Annually draft a budget and business plan for review and approval. Additionally, they will manage to the property’s approved budget with an emphasis on timely rent collection, meeting monthly leasing goals, resident retention, expense and revenue management, and vendor supervision.

POSITION PURPOSE:

The Residential Property Manager is responsible for the day-to-day management and operations of the property. Responsibilities include, but are not limited to, leading the on-site team, oversight of daily activities, residential satisfaction and high level of customer service, achieving budgeted financial goals, complete company required reporting and maintaining a best-in-class appearance of the property. This position will set goals to integrate leasing, property management, building maintenance, and resident retention activities that positively impact the overall success of the property. Additionally, they will manage to the property’s approved budget with an emphasis on timely rent collection, meeting monthly leasing goals, resident retention, expense and revenue management, and vendor supervision.

ESSENTIAL FUNCTIONS:
  • Leasing
  • Confirm building amenity pricing is accurate by shopping property’s defined competition and using mystery shoppers and/or other market research firms
  • Approve rents and concessions on available apartment homes based on market conditions, availability, and leasing strategy for the property
  • Work closely with resident services and leasing teams to ensure all renewals and new leases meet or exceed approved pricing strategy
  • Ensure marketing plans are achieving desired results and align with revenue and leasing goals. Follow property software reporting and make recommendations as needed to maintain targeted prospects, tours, and leased units
  • Ensure all residential leases are executed in accordance with CIM’s Standard Operating Procedures (SOP). Review ongoing and monthly to validate the accuracy of the rent roll, occupancy status, lease charges, lessee’s match actual resident’s name, and term
  • Ensure lease terms are correct before all residential leases are executed by residents and accept no resident’s changes to the CIM Group lease form without prior approval. All supporting Addendums must also be executed by residents as per lease form
  • Create and approve social media content for property’s on-site events and local neighborhood news and respond to questions/comments on social channels
  • FINANCIAL
  • Track rent collection to ensure timely payments and avoid excessive delinquency, keeping balances within 30 days unless pending eviction
  • Create and deliver annual budgets and monthly variance reports. Work with the team to meet leasing, expense, and NOI goals
  • Report monthly on financial performance and explain variances
  • MANAGEMENT OPERATIONS
  • Ensure building systems (elevators, boilers, cooling systems) are maintained under preventive maintenance agreements
  • Stay informed about market developments and build relationships with local businesses for market insights
  • Collaborate with Maintenance Supervisor on preventive maintenance calendar
  • Monitor and control expenditures per budget and SOPs, recommend efficiencies and capital projects
  • Inspect property regularly for appearance, lighting, cleanliness, and maintenance
  • Delegate tasks for repairs, leasing, and maintenance in Yardi
  • Establish procedures for emergencies, evictions, energy management, and resident issues
  • Comply with rent control, Fair Housing, and legal requirements
  • Coordinate legal matters with counsel
  • Maintain organized digital files and ensure staff adequacy
  • Lead and develop onsite team, providing training, coaching, and performance reviews
  • Provide market rent and expense analysis for new developments or acquisitions
  • Bid, award, and manage service contracts and capital projects
NON-ESSENTIAL FUNCTIONS:
  • Exhibit professionalism in interactions with visitors, residents, vendors, and staff
  • Meet organizational expectations for punctuality and detail orientation
SUPERVISORY RESPONSIBILITIES:
  • Supervise on-site staff including administrative, maintenance, leasing, security, and vendors
  • Organize employee development, training, and performance evaluations
  • Coordinate leasing coverage and other responsibilities as assigned
EDUCATION/EXPERIENCE REQUIREMENTS:
  • Bachelor’s Degree or equivalent experience
  • Knowledge of accounting, accrual practices, and bad debt reserves
  • At least five years of residential property management experience
  • Valid driver’s license
KNOWLEDGE, SKILLS, AND ABILITIES:

  • Property performance based on budgets, leasing, cost controls, and NOI
