Job summary

Boutique Recruiting is seeking a Property Manager for a Birmingham community. You will own leasing operations, maintenance oversight, budgeting, and staff management onsite, collaborating with a leadership team focused on growth and resident satisfaction.

In this role you will drive occupancy, oversee rent collection and vendor coordination, and report on financials. The position offers a competitive salary of $75,000–$80,000 with quarterly bonuses and monthly commissions, DOE.

Qualifications

• High school diploma or GED required.
• At least two years of multifamily Community Manager experience.
• Experience with Entrata or other PM software.
• Experience marketing residential communities and supporting leasing.
• Proficiency with Word, Outlook and Excel.
• Ability to prepare reports and manage budgets.
• Valid driver's license and current auto insurance.
• Onsite work Monday–Friday, 8:30am–5:30pm.
• CAM/ARM/CCRM certification preferred.
• Bilingual communication skills preferred.

Responsibilities

• Oversee daily leasing operations and drive high occupancy.
• Develop resident retention programs and respond to questions and complaints.
• Monitor market conditions and shape marketing strategies.
• Prepare and manage the annual budget and analyze variances.
• Oversee rent collection and lease enforcement.
• Coordinate inspections, maintenance, and capital projects with the service team.
• Maintain financial records and reports including rent rolls and occupancy updates.
• Hire, train, supervise, and evaluate staff; manage schedules and payroll.
• Ensure safety compliance and report issues to leadership.
