Qualifications

• Two years of property management experience preferred.
• Excellent communication and organizational skills.
• Proficiency in Excel and Word; OneSite experience preferred.

Responsibilities

• Maintain occupancy levels to meet or exceed budgeted goals and manage waitlists for timely turnover.
• Collect rent per policies; issue late notices, arrange payment plans, initiate evictions as needed.
• Operate within budget; monitor expenditures and obtain bids for major purchases.
• Coordinate make-ready activities with maintenance to ensure 30-day turnover or less.
• Approve, code and submit invoices weekly to the main office.
• Maintain property and grounds through inspections, preventative maintenance, and repairs.
• Create and track work orders to ensure timely completion by maintenance staff.
• Complete annual tenant certifications by lease renewal dates to stay compliant with state and program requirements.
• Maintain KHRC database (Procorem) and other required compliance systems.
• Participate in site and file inspections with partners, state agencies, and auditors.
