Elm Grove Companies in Newport, NH is seeking an experienced Property Manager to oversee day-to-day operations of residential and commercial properties with a strong emphasis on affordable housing.

You will balance tenant relations, financial management, and compliance oversight to ensure properties run smoothly, efficiently, and profitably while meeting program requirements.

Qualifications

• Bachelor’s degree in Business, Real Estate, or related field preferred.
• 3+ years of property management experience, including affordable housing programs (Section 8, LIHTC, HUD, etc.).
• Strong knowledge of property laws, leasing practices, compliance requirements, and maintenance coordination.
• Excellent communication, negotiation, and organizational skills.
• Proficiency in property management software (AppFolio, Yardi, Buildium) and MS Office.
• Bilingual in English and Spanish strongly preferred.
• Optional real estate license or PM certification preferred.

Responsibilities

• Oversee daily property operations, ensuring compliance with policies, regulations, and affordable housing program requirements.
• Maintain relationships with owners, tenants, vendors, and housing agencies.
• Handle tenant communications, including lease administration, renewals, recertifications, and conflict resolution.
• Ensure annual certifications, income verifications, and program compliance documentation.
• Coordinate property maintenance, inspections, and repairs in a timely manner.
• Prepare and manage budgets, financial reports, and expense tracking.
• Market available units, conduct showings, and manage leasing process.
• Lead, train, and supervise on-site staff (if applicable).

Position Summary

We are seeking an experienced, highly organized, and proactive Property Manager in the Newport, NH (Woolen Mills) to oversee the day-to-day operations of residential and/or commercial properties, with a strong emphasis on affordable housing.
