Winterwood, Inc. is seeking a Property Manager to oversee operations for three Bardstown, KY properties totaling 72 units.

The role leads leasing, marketing, inspections, and compliance, with a focus on maintaining occupancy and high service standards. We offer a sign-on bonus, monthly cell phone reimbursement, 401(k) with matching, comprehensive health benefits, referral program and opportunities for growth.

Qualifications

• Proven experience in property management.
• Experience in affordable housing preferred.
• Strong computer proficiency and multitasking ability.
• Excellent communication and customer service skills.

Responsibilities

• Lead leasing efforts and implement marketing strategies to attract residents.
• Monitor move-outs to maintain optimal occupancy.
• Screen applicants for eligibility.
• Showcase units to prospective residents professionally.
• Ensure compliance with HUD, Rural Development, Tax Credit, Public Housing, and Conventional Housing standards.
• Complete leasing paperwork with compliance guidelines.
• Manage rent collection and ensure timely deposits.
• Assign maintenance work orders and follow up on completion.
• Conduct unit inspections and prepare for state inspections.
• Handle evictions and oversee annual recertifications.
• Address tenant complaints and coordinate with staff, residents, vendors and stakeholders.
