Job summary

ZRS Management, LLC seeks a Property Manager to oversee day-to-day operations of our apartment communities, focusing on exceptional resident service while maximizing revenue. You will report to the Regional Manager and lead leasing, maintenance, and admin teams.

You will develop marketing strategies, perform market research for competitive pricing, supervise staff, handle move-ins and renewals, and ensure compliance with standards and local regulations.

Qualifications

• High school diploma required; college or cert preferred in business/property mgmt.
• Valid driver's license.
• Experience as Property Manager in multifamily preferred.

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract/retain residents.
• Determine rental rates via market research and maintain competitive pricing.
• Hire, train, supervise and motivate leasing consultants, maintenance techs, and admin staff.
• Collaborate with maintenance for timely completion of work orders, move-ins, and maintenance requests.
• Oversee lease renewals, negotiate terms, and maximize resident retention.
• Conduct regular property inspections to ensure compliance with standards and regulations.
• Maintain financial records, prepare budgets, and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.

Job Description: As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

• Manage all aspects of property operations, including leasing, rent collection, maintenance, and resident relations.
• Develop and implement effective marketing strategies to attract and retain residents.
• Conduct thorough market research to determine rental rates and implement strategies to maintain competitive pricing.
• Hire, train, supervise and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff.
• Collaborate with maintenance team to ensure timely completion of work orders, move-ins, make ready and maintenance requests.
• Oversee the lease renewal process, negotiate lease terms, and strive to maximize resident retention.
• Conduct regular property inspections to ensure compliance with company standards and local regulations.
• Maintain accurate records of financial transactions, prepare budgets, and analyze financial performance.
• Resolve resident concerns and maintain a positive community atmosphere.

• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management
