Job summary

JES Holdings in Festus, MO is seeking a Property Manager who will oversee day-to-day operations of assigned properties, market and lease apartments, drive cost efficiency, manage budgets, and ensure compliance with affordable housing regulations.

You will supervise property staff, coordinate vendor activities, address resident concerns, and lead marketing and leasing strategies to maintain occupancy targets. The role requires occasional after-hours availability and regional training.

Qualifications

• High school diploma or equivalent.
• 2+ years of affordable housing experience with LIHTC, or Section 8.
• Solid understanding of Fair Housing.
• Proficient in income qualification, tenant file accuracy, and regulatory compliance.
• Strong Microsoft Office skills; quick to learn new software.

Responsibilities

• Diligently ensure all Fair Housing and affordable housing regulations are adhered to.
• Collect and deposit rent within 24 hours of collection.
• Provide outstanding service to residents and resolve inquiries and work orders promptly.
• Maintain and build applicant waiting list.
• Ensure property stays on budget with cost-effective practices.
• Lead marketing and leasing strategy to maintain occupancy targets.
• Supervise property staff and coordinate inspections.
• Inspect and supervise outside vendors.
• Be available for after-hours emergencies.
