Responsibilities

• Manage the property and supervise the staff to maximize net revenue and enhance property value.
• Optimize occupancy and net revenues and operate the property cost-effectively to meet revenue goals.
• Hire, train and develop personnel in accordance with laws and company policies.
• Develop competitive marketing data and implement a marketing plan to achieve leasing and revenue goals.
• Achieve leasing goals, advertise effectively, monitor curb appeal, and ensure vacant units are market-ready.
• Establish and execute an effective resident retention plan with positive customer relations and prompt problem resolution.
• Manage administrative tasks, ensure lease paperwork is complete, and follow reports and procedures accurately.
• Oversee maintenance and safety; ensure grounds, buildings, and units are safe, functional and presentable.
• Record property income/expenses accurately and handle daily deposits and petty cash securely.
• Identify and mitigate liability risks and oversee safety procedures; manage property loss and injury responses.
• Travel for bank deposits, evictions, supplies, and attend meetings and industry seminars.
• Assist Regional Manager with month-end closing, budget prep and other duties.
