Job summary

RealtySouth in Roanoke, VA seeks a property manager to lead leasing, onboarding, and maintenance oversight for a balanced portfolio of properties. You will market services to agents, screen applicants, coordinate inspections, and manage leases to ensure steady occupancy.

The role requires a state real estate license, strong written/verbal communication, and the ability to work independently with a flexible schedule and local travel as needed.

Qualifications

• College degree or equivalent training/experience preferred.
• Real estate experience in residential property management preferred.
• Must be licensed to practice real estate in the jurisdictions where properties are located.
• Excellent verbal and written communications skills.
• Ability to work independently and maintain a flexible schedule.
• Knowledge of accounting/bookkeeping fundamentals helpful.
• Knowledge of property maintenance, improvements and rental values helpful.
• Ability to travel daily in personal vehicle.

Responsibilities

• Cultivates partnerships with local real estate sales offices by marketing property management services to agents and managers.
• Onboards new accounts, including recommendations on marketability, improvements, and pricing.
• Markets rental properties via MLS and advises owners on showings and applicant progress.
• Processes tenancy applications after screening with owner consultation.
• Conducts/coordinates property surveys/inspections for lease compliance and renewal decisions.
• Prepares management leases and monitors rent collection and delinquency notices.
• Coordinates and negotiates lease renewals, including rent increases.
• Communicates with owners on actions and funds needed to maintain property.
• Maintains property files in AppFolio and updates teams on status.
