Job summary

The Carroll Companies are seeking a Property Manager in Winston Salem, NC. This role administers and maintains all phases of community operations under the Regional Manager, including leasing, maintenance, budgeting, advertising, and resident relations.

You will lead a team, oversee marketing efforts, ensure compliance with Fair Housing and landlord-tenant laws, and drive occupancy and income growth while delivering excellent resident experiences.

Qualifications

• High school diploma or equivalent required.
• College degree preferred.
• Minimum 2 years of experience in residential or commercial property management, preferably with supervisory responsibility.
• Excellent communication, organizational, and leadership skills.
• Strong sales and multi-family leasing experience a plus.
• Proficient in computer applications, email software, and word processing.
• Valid driver's license and good driving record required.

Responsibilities

• Administer and maintain all phases of community operations under the direction of the Regional Manager.
• Lead and develop the team, hire/train/motivate, conduct staff meetings, coaching and support.
• Oversee leasing and marketing, analyze market trends, mentor leasing associates, maximize occupancy.
• Manage maintenance activities, monitor budget, prepare reports, and ensure timely tasks.
• Ensure compliance with state landlord-tenant and Fair Housing laws; enforce policies and procedures.
• Oversee rent collection, budget management, and capital improvements proposals.
• Build relationships with residents and the local business community.
