Job summary

Community Management Corporation in Winston-Salem, NC, is seeking a reliable Property Manager to oversee on-site operations for a residential apartment community. You will handle applications, leases, inspections, and rent collections while maintaining tenant relations.

Under the Regional Property Manager, you’ll supervise maintenance, process payments, and ensure compliance with HUD, RD, and NCHFA guidelines, while coordinating marketing activities and reporting weekly updates.

• Must have a valid Driver's License and clean background screen.
• Pay rate depends on experience.

Responsibilities

• Oversee on-site operations of the apartment project.
• Process applications, verify eligibility, background screening and landlord history.
• Interview and approve applicants and maintain waiting list.
• Execute leases, certifications and unit inspections at move-in and anniversary date.
• Inspect units for lease compliance and coordinate maintenance.
• Enforce Lease and House Rules.
• Maintain Resident and Maintenance Files per guidelines (HUD/RD/NCHFA/CMC).
• Process annual certifications and monitor BP.
• Collect rent and issues receipts; send past due notices.
• Pursue evictions when needed.
• Deposit rents and maintain BP reporting.
• Prepare weekly marketing reports and coordinate with Regional PM.
