Job summary

Atlantic Pacific Companies in San Antonio, TX is seeking an experienced Property Manager for the Laurel Glen affordable community (81 units). You will lead leasing, resident relations, budgeting and team development to maximize property operations and compliance with LIHTC rules.

The ideal candidate has LIHTC experience, strong customer service and proven ability to manage onsite staff, coordinate maintenance, and ensure accurate HUD/LIHTC paperwork while maintaining a welcoming community.

Qualifications

Associate's degree preferred but not required.
Two to three years LIHTC related experience required.
Proficient in Microsoft Office (Excel, Word, Outlook, Zoom, Teams).
Experience with Onesite, or Yardi (CRM, Voyager, P2P) is required.
Direct Experience with Bluemoon, Yieldstar is strongly preferred.

Responsibilities

Initiates and manages core business processes including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable/payable, vendor relations, recruitment and team development.
Holds regular team meetings to communicate goals, progress, and expectations.
Creates a clear vision for the property and communicates direction to the team.
Purchases supplies and equipment per Annual Operating Budget.
Prepares monthly HUD/LIHTC compliance paperwork accurately and timely.
Ensures proper screening of applications, signs leases, and ensures fee/rent collection per HUD/LIHTC regulations.
Walks and inspects property daily and checks on vacant units.
Conducts on-site safety meetings with Maintenance Supervisor.
Follows up on resident problems to resolution.
