Job summary

Foshee Residential is seeking a Property Manager to lead operations at one of our communities in Decatur/Hartselle, AL. The role focuses on balancing financial performance, team leadership, and community operations to deliver a strong resident experience.

The candidate should bring 5+ years of PM experience, strong budgeting and leadership skills, and proficiency in Microsoft Office. A valid driver’s license is required, and CAM/ CPM certifications are preferred.

Qualifications

• 5+ years of property management experience with staff supervision.
• Project based Section 8, TRACS, and EIV experience required.
• High School Diploma or GED required; Bachelor’s degree preferred
• Strong budgeting and property operations experience.
• Proficient in Microsoft Office.
• Strong leadership, communication, and organizational skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Valid Driver’s License required.
• CAM, CPM, or similar certification preferred.

Responsibilities

• Oversee property financials, including budgeting and expense control.
• Monitor performance and work toward occupancy and revenue goals.
• Partner with leadership on strategic planning and reporting.
• Supervise onsite staff including leasing, maintenance, and office teams.
• Provide training, coaching, and performance management.
• Foster a collaborative and professional team environment.
• Oversee marketing and leasing strategies.
• Ensure lead follow-up and conversion.
• Support efforts to maintain strong occupancy levels.
• Coordinate maintenance priorities with the Regional Manager and Director of Maintenance.
• Ensure the community maintains strong curb appeal and operational standards.
• Evaluate property needs and recommend improvements.
• Support resident engagement and retention initiatives.
• Oversee community events and communication efforts.
• Maintain a high standard of customer service.

What You’ll Do

Operations & Financial Performance
