Job summary

The Salvation Army Area Command in Sarasota, FL is seeking a Full Time Regular Property Manager to lead the Property Department. The role plans, develops, administers, and supervises property operations, facilities projects, and procurement to achieve best value while ensuring safety and compliance.

You will plan and supervise maintenance staff, participate in strategic planning for equipment, fleet, and inventories, manage renovations, and oversee security and vehicle assets.

Qualifications

• Two years of coursework from a vocational/technical school in HVAC, plumbing, electrical, and construction trades.
• Seven years of progressively responsible experience in maintenance and repair for commercial buildings, with supervisory experience.
• Valid driver’s license.
• Project Manager certification preferred but not required.

Responsibilities

• Plan, schedule, assign, and supervise maintenance work; train staff and evaluate performance.
• Direct plans for repairs, upgrades, purchases, and renovations; monitor progress.
• Collaborate on strategic plans for equipment, vehicles, and inventory; develop lifecycle replacement plans.
• Oversee construction and renovation projects; prepare cost estimates and obtain approvals.
• Maintain security for Area Command properties and respond to alarms as needed.
• Oversee fleet maintenance and vehicle tracking; manage grounds and fleet assets.

Overview

Position: Full Time Regular. Location: Sarasota Area Command, Sarasota, FL. Department: Property. This role plans, develops, administers, leads, and supervises the Property Department; participates in strategic planning and evaluation of property operations; procures materials and services to obtain the best price and product; provides oversight of facility projects from conceptual stage through planning and construction; tracks project progress and costs in electronic and physical files.

Responsibilities

• Plan, schedule, assign, and supervise the work of subordinate maintenance personnel; train employees in methods and procedures; monitor progress for accuracy, completeness, and policy compliance; conduct performance evaluations and provide salary and hiring/firing recommendations.
• Participate in strategic planning for Area Command property, equipment, fleet, and inventory; direct plans for repairs, upgrades, purchases, and renovations; monitor progress and update as needed.
• Collaborate with Area Commander, Director of Operations, finance, and others to create strategic plans for equipment and vehicles; develop a lifecycle plan for regular replacement to avoid emergency breakdowns.
• Supervise all construction and renovation projects for Area Command properties; meet with department heads, draft project designs, prepare cost estimates, and obtain approvals.
• Maintain security for Area Command properties; be on call 24 hours for alarm alerts when staff are absent; interface with first responders and inspect properties for infractions.
• Oversee maintenance and security of Salvation Army fleet vehicles; ensure preventative maintenance and repairs at reasonable costs; update online tools for reservation and tracking of vehicle assets.
• Ensure facility grounds and exteriors are well maintained and presentable to neighbors.

Physical Requirements and Working Conditions

Position involves driving daily and outdoor work with exposure to weather and conditions such as rain, cold, heat, noise, dust, and dirt. Must be able to exert mental and visual effort for sustained concentration, work under deadlines, and handle interruptions. Requires reading, writing, and communicating in English; ability to prepare and deliver verbal presentations; proficiency in necessary software; attendance as required; ability to perform continuous walking, stooping, standing, and some climbing; ability to travel to locations throughout the Area Command.

Qualifications

Education and Experience: Two years of coursework from a vocational or technical school in heating, ventilation, and air conditioning, plumbing, electrical, and construction trades; seven years of progressively responsible experience performing skilled maintenance and repair work for commercial buildings and grounds, with at least two years in a supervisory capacity; or any equivalent combination of training and experience that provides the required knowledge and abilities.

Licenses and Certifications: Valid driver’s license. Project Manager certification preferred but not required.
