Zenith Group Management Inc. is seeking an energetic Property Manager to oversee Main Street Residences at 711 S. Main St.

in Wichita, KS. You will manage rent collection, transitions, and leasing support while coordinating with vendors and residents to maintain high satisfaction and property presentation. Responsibilities

  • Ensure rents and late fees are collected, posted, and deposited in a timely manner using an online system.
  • Obtain Construction Transition Document and register property in Property Management Software.
  • Conduct Take Over Transitions for 3rd party properties and register in Property Management Software.
  • Review rental applications and lease forms for accuracy and policy compliance.
  • Maintain property files in Property Management Software.
  • Monitor balances, perform evictions, and issue notices as needed.
  • Code Accounts Payable invoices and coordinate with the accountant for payment.
  • Initiate Make-Ready process and update vacancy statuses in Software.
  • Review Make Ready lists weekly for timely turnover of vacancies.
  • Ensure administrative paperwork is accurate and submitted on time.
  • Process move-outs, refunds, and charges.
  • Address resident concerns to ensure satisfaction.
  • Monthly property walkthroughs to suggest improvements.
  • Distribute notices and communicate service requests to maintenance.
  • Vacate notices logged in Software and analyzed with Area Property Manager.
  • Provide backup for leasing staff and show inventory as needed.
  • Assist with lease renewals and resident communications.
  • Follow up on completed work orders to ensure satisfaction.
  • Compile and submit Property Owner Reports monthly.

Property Manager

Overview:

We are seeking an energetic and experienced Property Manager to oversee Main Street Residences, located at 711 S. Main St. in Wichita, Kansas.

The ideal candidate will be a highly organized, hands‑on professional with excellent communication, customer service, and problem‑solving skills. This position requires someone who is comfortable working with technology, understands the importance of resident satisfaction and property presentation, and can effectively support leasing and marketing efforts, including the use of social media and digital platforms.

We are looking for someone who works well with residents, vendors, and team members; understands and takes ownership of their responsibilities; and consistently follows up and follows through. Responsibilities:
  • Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner using an online remote deposit. Monitor outstanding balances for residents and notify accordingly in line with the late and delinquent rent process;
  • Obtain Construction Transition Document from Construction Manager for completed projects that must be transitioned to the Property Management department and register property in Property Management Software;
  • Conduct Take Over Transitions (Collecting leases, receiving keys, and managing utilities) for 3rd party properties, complete Takeover Checklist, and register property in Property Management Software;
  • Periodically review rental applications and lease forms for accuracy and compliance with established policies and procedures;
  • Ensures property files and records are maintained and cataloged into Property Management Software;
  • Monitor outstanding balances for residents and perform evictions, utility cut-offs, and notices accordingly in line with the late and delinquent rent process;
  • Ensure that Accounts Payable invoices are coded properly and submitted to the accountant for payment;
  • Initiate ‘Make-Ready’ process in Property Management Software and update Make-Ready Board to indicate property vacancy statuses and scheduled move-outs regularly;
  • Review and monitor the “make ready” list on a weekly basis for timely turnover of vacancies;
  • Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis;
  • Process all move-outs, including refunds and charges;
  • Deal with resident concerns and requests on a timely basis to ensure resident satisfaction with management, including calls, emails, and personal interactions;
  • Walkthrough of properties monthly to improve the overall resident experience with Clemons, by suggesting site and service improvements and/or upgrades;
  • Ensure distribution of all company or community‑issued notices (i.e., renewals, pest control, special projects, bad weather, emergency, etc.);
  • Ensure that all service requests are recorded and communicated appropriately to maintenance;
  • Ensure all notices to vacate are logged in Property Management Software accurately, and determine the cause of the move‑out and vacate date, and report toArea Property Manager;
  • Provide backup for leasing staff- answer calls, set appointments, and show inventory when necessary;
  • Alert residents when lease renewal is required, and facilitate the renewal process with residents;
  • Follow up on completed work orders to ensure resident satisfaction, as schedule allows;
  • Compiles and submits Property Owner Reports to Property Owners monthly.

Education:

High school diploma required

Experience:

Three (3) years of prior experience in the Property Management industry.
