Job summary

Maxus Properties in Kansas City, MO is seeking a Property Manager for 1989 Main Apartments to lead daily operations, oversee leasing, maintenance, and administrative teams, and ensure top-tier resident service.

The role requires proven multifamily management experience, strong budgeting and reporting skills, knowledge of Fair Housing laws, and proficiency with OneSite or Yardi. A CAM certification is preferred.

Qualifications

• 3+ years of multifamily property management experience.
• Proven leadership experience managing onsite teams.
• Strong knowledge of Fair Housing laws and property management compliance.
• Experience managing budgets, financial reporting, and rent collections.
• Proficiency with property management software (OneSite, Yardi, or similar).

Responsibilities

• Oversee daily property operations to ensure efficiency, organization, and compliance with company policies.
• Provide leadership and direction to leasing, maintenance, and administrative team members.
• Ensure exceptional customer service standards are maintained across all resident and prospect interactions.
• Maintain strong communication with the Regional Manager regarding property performance and operational needs.
• Manage the property budget, including monitoring revenue, expenses, and financial reporting.
• Analyze occupancy trends, leasing performance, and market conditions to support revenue growth.
• Oversee rent collections, delinquency management, and payment plan coordination.
• Assist with annual budget preparation and implement cost-control strategies where appropriate.
• Partner with the leasing team to drive occupancy and revenue goals.
• Monitor leasing performance, traffic trends, closing ratios, and marketing effectiveness.
• Ensure pricing, availability, and leasing strategies align with market conditions and company goals.
• Recruit, train, and develop onsite team members to support a high-performing community.
• Conduct regular team meetings and provide ongoing coaching and performance feedback.
• Promote a collaborative, accountable, and positive team culture.
• Ensure all team members understand operational expectations, policies, and compliance standards.
• Ensure compliance with Fair Housing laws, company policies, and regulatory requirements.
• Maintain accurate and unbiased documentation and reporting in property management systems.
• Oversee file compliance, lease documentation, and operational procedures.
• Address resident concerns and resolve escalated issues professionally and efficiently.
• Oversee property condition and coordinate with the Maintenance Supervisor on service standards, inspections and preventative maintenance.
• Ensure the community meets cleanliness, safety, and curb appeal standards.
• Manage vendor relationships and ensure services are performed according to contract and company expectations.

Key Responsibilities

Operational Leadership

• Oversee daily property operations to ensure efficiency, organization, and compliance with company policies
