Role Description

P2 SMART, REA is seeking a highly organized, driven, and entrepreneurial Associate to join our commercial real estate advisory team in Washington, D.C. This role offers a unique opportunity for a self-starter to gain hands-on experience in asset and property management while laying the foundation for the strategic growth of our advisory services—including capital markets, sales, and development advisory. The ideal candidate possesses grit, initiative, and a strong sense of ownership, with the ambition to build and scale new business lines. As the candidate proves their ability to generate and manage advisory opportunities, compensation will include performance-based bonuses, profit sharing, and sales commissions.

This is a contractual converting to a full-time on-site role (merit and performance based) for an associate in commercial real estate services at P2 SMART REA.

The successful candidate will be responsible for the daily operations of assigned properties, ensuring that they are well-maintained, financially stable, and meet the needs of their tenants or condominium Unit Owners. The successful candidate will also be responsible for maintaining relationships with tenants and condominium unit owners, overseeing property maintenance and repairs, managing budgets, compiling owner reports, and ensuring regulatory compliance.

Finally, to reiterate, the successful candidate will be given the opportunity to grow and scale P2's advisory services within the Washington DC metropolitan area.

Qualifications

  • Experience in commercial property management, real estate
  • Strong communication and interpersonal skills
  • Strong financial, analytical, and problem-solving skills
  • Ability to work independently and as part of a team
  • Knowledge of property management and financial software (e.g. Yardi, Buildium, MS Excel, etc.)
  • Excellent Excel Modeling and Valuation Skills
  • Familiarity with local and state regulations
  • Licensed Property Manager in the District of Columbia or Broker's License
  • Licensed Salesperson in the District of Columbia
  • Bachelor's degree in Finance, Accounting, Business Administration, Real Estate, or related field
  • IREM Certified Property Manager (CPM) or Accredited Residential Manager (ARM) designation is a plus
  • Florida Community Association Manager's License

Job Responsibilities

  • Tenant relations and communication.
  • Analyze all vendor contracts and the performance of all existing service providers and determine opportunities to enhance their performance and reduce expenses through negotiation of project specifications and scopes of work or a complete re-bidding of contracts.
  • Manage vendor service contracts, including ensuring that vendor insurance is up-to-date.
  • Coordinate on-site meetings with repair and maintenance contractors.
  • Document and price any deferred maintenance items.
  • Assure that all maintenance management programs are being completed.
  • Perform regular onsite property inspections.
  • Preparation of written communication to unit owners / communication with unit owners through appropriate channels as needed.
  • Manage board relations and handle board-related issues.
  • Coordinate and lead quarterly board meetings, including the annual Association meeting.
  • Preparation of Association meeting documents (i.e., proxy forms, notices, etc.)
  • Assist with strategic planning for capital improvements and major repairs.
  • Enforcement of Rules and Regulations with condominium owners and Tenants
  • Lease administration
  • Budget preparation
  • Monthly Financial Reporting and Variance Reporting
  • Preparation of monthly Owner Reports
  • Advisory services to owners/developers/investors.

Education, Experience, and Licensing Requirements

  • Bachelor’s degree or equivalent experience preferred
  • Washington DC, Property Manager's License - Required
  • IREM - CPM - preferred
  • FL - Community Association Manager License (CAM) - Required
  • 1–5 years’ experience in real estate management or sales
  • Experience with software such as Yardi, Buildium, and MS Excel.

  • Contract - Independent Contractor - with opportunity to convert to full-time after the first 12 months (merit and performance based).
