Job summary

CBRE Group, Inc. in Trenton, NJ is seeking a Property Manager to supervise the team responsible for all operational and financial activities of a portfolio of industrial properties. This role is onsite and focuses on delivering reliable property performance for clients.

You will lead staff, coordinate daily operations, prepare reports, manage budgets, and act as owner liaison to ensure objectives are met, while adhering to CBRE RISE values.

Responsibilities

• Provide formal supervision to employees; monitor training and development; conduct performance evaluations and mentorship; lead recruiting and hiring.
• Coordinate and manage daily team activities; set work schedules, assign tasks, cross-train staff; track department goals.
• Respond to raised tenant needs and issues.
• Perform financial reporting and lease abstracting.
• Act as primary contact with property owners; prepare and deliver reports.
• Develop and control annual budgets for operating and capital expenses; forecast plans and explain variances.
• Help create programs for emergency recoveries.
• Prepare all required legal notices for approval.
• Review tenant rent and CAM recovery charges for timely payment.
• Lead by example and model CBRE RISE values; influence stakeholders to reach agreements.
• Apply knowledge of own field and integration with others to achieve objectives.
• Identify, troubleshoot, and resolve day-to-day and moderately complex issues.

About The Role:

As a CBRE Property Manager, you will be responsible for supervising the team responsible for all operational and financial activities of a portfolio of industrial properties.

This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

The role is onsite in Trenton, NJ USA.

What You'll Do:

• Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and mentorship. Lead all aspects of the recruiting and hiring of new employees.


• Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department goal dates. Mentor and coach as needed.


• Respond to raised tenant needs and issues.


• Perform financial reporting and lease abstracting.


• Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.


• Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances.


• Help create programs that will assist the property with emergency recoveries.


• Prepare all required legal notices for approval.


• Review tenant rent and common area maintenance recovery charges to ensure payment is timely.


• Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.


• Apply knowledge of own field and how own subject area integrates with others to achieve team and departmental objectives.


• Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
