Job summary

RMC Property Group is seeking a Property Manager to oversee a portfolio of commercial properties, including retail and industrial. You will manage daily operations, coordinate vendor contracts, prepare monthly financial reports, and assist with budget and capital improvement planning.

You will work with an assistant PM on the portfolio, own the asset's appearance and performance, and communicate with tenants, owners, and internal teams to ensure smooth operations and value preservation.

Qualifications

  • Three to five years of commercial property management experience required.
  • Strong negotiating and human relations skills with a demonstrated ability to deal courteously and professionally with a diverse group of tenants, vendors, leasing agents, building owners, visitors and co-workers.
  • Accounting knowledge and general construction knowledge required.
  • Proficient in Word, Excel, and AppFolio, as well as possessing excellent oral and written communication skills.
  • Must foster a team environment among all members of the department, as well as other departments within the company, and Owners.

Responsibilities

  • Represents Ownership in the day-to-day management, oversight, and coordination of operations, maintenance, administration, and improvement of assigned commercial properties.
  • Build strong tenant relations through regular communication to ensure needs are satisfied & concerns and/or disputes are amicably resolved.
  • Ensure tenant lease requirements are met and maintained.
  • Direct & coordinate activities related to tenants moving in, relocating or moving out of the property.
  • Coordinate vacant space cleaning and/or renovation for marketing and presentation in show ready condition.
  • Inspect grounds, facilities, and equipment routinely to ensure vendor contract fulfillment, adherence to property standards and to determine necessity of repairs or maintenance.
  • Build strong Owner relations through regular communication and ensuring requirements & visions are met.
  • Cultivate open and positive communication and knowledge by sharing with internal company stakeholders, including but not limited to leasing, accounting, and construction.
  • Identify & recommend capital expenditures to Ownership.
  • Research, identify, negotiate & implement new and current vendor contracts to ensure the best return on investment and economies of scale, while maintaining high quality.
  • Prepare and interpret detailed budget, variance, and financial reports for assigned properties.
  • Monitor & approve property invoices.
  • Perform property inspections.
  • Ensure all new tenant and transitioning property lease files are complete and accurate and include current, relevant documents, including estoppel certificates, amendments, and certificates of insurance.

Job description

The Property Manager will manage all aspects of a portfolio of commercial properties (retail and industrial). Will oversee daily operations; vendor selection and oversight, including contract negotiation and management; financial reporting, including monthly variance and delinquency reports, annual budget preparation and monitoring; and capital improvement project planning, with assistance and oversight from the construction management team. The Property Manager will work in conjunction with an assistant property manager (APM) on the assigned portfolio. The Property Manager will be directly accountable for the appearance and operations of assigned portfolio taking “ownership” pride and interest in the care of the asset.
