Job summary

bhproperties is seeking a Property Manager in the Seattle area to oversee building operations, lease support, and vendor relations. You will conduct inspections, manage tenant concerns, and ensure lease compliance while coordinating with senior management on budgets and projects.

The ideal candidate has a Bachelor’s degree and 5–7 years in commercial property management, strong communication, and vendor/contract management skills.

Qualifications

  • Bachelor’s Degree required.
  • 5–7 years of broad-based commercial property management experience.
  • Strong communication skills with internal/external customers.
  • Good understanding of contracts, leases and leasing objectives.
  • Skilled in customer service and tenant relations.
  • Ability to initiate bid requests, vendor and contractor management.
  • Ability to present self and company professionally in all communications.
  • Solid time management skills with the ability to prioritize, organize and balance multiple tasks.
  • Must be able to exhibit initiative and work independently.
  • Must have a strong work ethic and the ability to work in a fast-paced environment.
  • Must be a team player and work well with Senior Management, tenants, contractors, accounting team, and other daily contacts.
  • MS Office proficiency; experience with Yardi is a plus.

Responsibilities

  • Conduct periodic property visits and inspections to ensure properties are well-maintained and building systems function properly.
  • Establish and maintain relationships with tenants, address tenant concerns, and ensure compliance with lease requirements.
  • Establish and maintain positive vendor relationships.
  • Troubleshoot issues, identify areas for improvement, and make recommendations or provide solutions.
  • Oversee projects directed by senior management.
  • Assist leasing team and broker during lease negotiations regarding tenant improvements, costing, and related matters.
  • Bid, negotiate and present to leadership for final approval property projects such as tenant improvements, repairs, renovations.
  • Ensure competitive bidding process and thorough review of project scope and costs.
  • Oversee construction of approved projects, ensuring timely completion within scope and budget.
  • Review and approve operating expenses in accordance with company policies and procedures.
  • Assist in determining CAM expenses and in the review of CAM reconciliation and collection.
  • Prepare annual budgets and monitor actual expenses to ensure budgets are met.
  • Submit required reports timely and participate in periodic property status meetings with detailed and accurate information.

PROPERTY MANAGER

Overview

The Property Manager reports to the Senior Asset Manager and is responsible for managing buildings, problem solving and documentation, and supporting leasing activities as needed.

Responsibilities
  • Conduct periodic property visits and inspections to ensure properties are well-maintained and building systems function properly.

Compensation

$85K - $120K base. We offer a generous and comprehensive compensation & benefits package, along with the opportunity for professional growth within a well-capitalized, entrepreneurial real estate investment group.
