Job Summary

The Property Manager is responsible for professionally managing assigned properties, ensuring the delivery of an elite level of service to enhance hospital and tenant relationships. The Property Manager will manage the property management staff and overall property operations to support property investment plans and operating expenses to achieve Net Operating Income (NOI) growth and maximize cash flow. The role involves planning, organizing, and managing activities of the assigned properties to ensure customer service and tenant satisfaction. This position covers a portfolio of assets located in San Antonio, TX, Austin, TX, and surrounding areas.

Key Responsibilities

1. Establish and maintain strong relationships with health systems and tenants. Manage activities to deliver excellent customer service and gather tenant feedback for value-added programs.
2. Develop and implement expense management strategies to support NOI growth, manage budgets, and maximize cash flow.
3. Provide input on capital expenditures and ensure property management aligns with strategic directions.
4. Oversee operations including maintenance, leasing, renovations, and vendor management to ensure tenant satisfaction and property upkeep.
5. Ensure compliance with policies, procedures, and safety standards.
6. Coordinate maintenance inspections and oversee building maintenance and cleaning services.
7. Prepare management reports such as budgets, variances, and income statements.
8. Manage tenant rent collection and delinquency processes.
9. Implement risk management practices, including insurance and safety procedures.
10. Assist in property acquisitions, inspections, and transitions.
11. Engage in professional development and community activities, fostering relationships with industry and community stakeholders.

Primarily local during the day; some out-of-area and overnight travel may be required.

Minimum Requirements

• At least 4 years of property management experience, preferably with office/commercial buildings and medical office properties. Yardi experience is a plus. Strong organizational, communication, and financial skills are required.
• Bachelor’s degree preferred in business, real estate, finance, or related field.

Additional Eligibility

• Valid driver’s license.
• Real estate license, CPM, or RPA preferred.
• Must pass pre-employment drug screening.
