Job Summary

We are seeking an experienced Commercial Property Manager for a contract/temporary opportunity supporting a commercial real estate portfolio in the Roseville and Sacramento, CA region. This Property Manager role is ideal for an operations-focused professional with hands‑on experience in office and retail property management, tenant relations, lease administration, vendor coordination, CAM reconciliations, and property accounting support. The role works closely with senior management and a facilities team, providing a collaborative setting where responsive communication, practical problem solving, and attention to detail are valued.

Key Responsibilities

• Serve as the primary contact for tenant requests, operational issues, concerns, disputes, and lease‑related questions.
• Conduct routine property inspections, inspect vacant units, identify maintenance needs, and coordinate readiness for occupancy.
• Coordinate vendor services, repairs, preventative maintenance, bids, RFP support, and service quality follow‑up.
• Interpret and apply lease terms for NNN, full‑service office, and retail properties to support operational decisions.
• Assist with CAM reconciliations, rent billing, tenant ledger inquiries, invoice coding, expense tracking, and budget performance.
• Maintain accurate tenant and property records while supporting reporting, annual inspections, emergency notifications, and compliance coordination.

Compensation and Benefits

• Pay range: $32.00 to $37.00 per hour.
• Job type: Contract/Temporary.
• Location: Roseville, CA.

Required Qualifications and Skills

• Manage day-to-day operations across commercial office and retail properties.
• Support tenant relations, lease administration, CAM reconciliations, and tenant billing processes.
• Coordinate vendor work, maintenance activity, inspections, and property readiness.
• Process and code invoices accurately using property budgets and general ledger accounts.
• 3-5 years of relevant commercial property management experience.
• Working knowledge of NNN leases, office leases, retail property operations, CAM reconciliations, and operating budgets.
• Ability to interpret lease language and apply lease terms to operational and tenant‑related matters.
• Experience coding invoices, managing expenses within property budgets, and supporting tenant billing resolution.
• Experience with MRI or similar property management/accounting software.
• Experience with AVID Exchange or a similar invoice processing platform.
• Proficiency with Microsoft Office, especially Excel and Outlook.
• Strong organizational, communication, follow‑up, and record‑keeping skills.
• Ability to manage multiple properties, priorities, vendors, and tenant requests with professionalism and accuracy.

Preferred Qualifications

• Experience supporting both office and retail commercial properties.
• Familiarity with commercial property operations in the Roseville/Sacramento market.
• Experience assisting with annual inspections, fire life safety inspections, and other required building compliance activities.
• Strong tenant retention mindset with a practical, solution‑oriented approach to property operations.
