Job summary

POAH Communities is seeking a Property Manager for Grace Apartments in Providence, RI, a 102-unit, 99% Section 8 senior property. You will lead a dynamic team and ensure residents have safe, affordable housing and access to life-enhancing programs in a prime downtown location near I-95 and the Downcity district.

You will oversee operations, budgeting, leasing, and program implementation while maintaining compliance with federal and local regulations.

Qualifications

• 7+ years of property management experience.
• Knowledge of federal and local affordable housing regulatory requirements.
• Strong leadership abilities and team-building skills.
• Financial acumen and analytical mindset.
• Proficiency in Yardi and Microsoft Office.
• Tax Credit Specialist and/or Certified Occupancy Specialist certification.
• Excellence in resident relations and communication.

ABOUT THE ROLE

As Property Manager, you'll lead a dynamic team while ensuring our residents have a high-quality, affordable place to call home and access to programs that enhance their quality of life. Your work will directly impact individuals and families by maintaining the highest standards of property management while fostering inclusive communities. Grace Apartments is a 102 unit, 99% Section 8 senior apartment property located in downtown Providence. Its prime location just off I-95 and on the edge of the city’s booming "Downcity" district made it a potential market-rate conversion candidate, but a faith-based seller selected POAH to purchase the property based on its strong preservation track record. Grace's first project using the HUD Section 221 (d)(4) program, which provides both the construction and the permanent financing in a single loan. Structuring the transaction in this way eliminated the risk of a change in interest rate, and streamlined the underwriting criteria. The property also benefits from a partial real estate tax abatement from the City of Providence under Rhode Island’s Chapter 44-5 statute, which is critical since it mitigates what would otherwise be a significant operational risk.
