Pennbrook Apartments in the Philadelphia area seeks an experienced Property Manager to oversee daily operations and lead the team. You will manage leasing, budgeting, vendor coordination, maintenance coordination and resident relations to meet financial goals and provide a positive living experience.

The role requires strong leadership, a customer-first mindset, and the ability to supervise staff, coordinate maintenance, and ensure property readiness.

Qualifications

  • Minimum 1–2 years of property management experience.
  • Experience with leasing, rent collection, budgeting and vendor coordination.
  • Previous leadership or supervisory experience.
  • Strong communication and interpersonal skills.

Responsibilities

  • Inspect common areas daily to ensure peak readiness and address issues.
  • Walk the property daily for cleanliness, safety and condition checks.
  • Maintain market data and pricing; develop marketing programs to maximize position.
  • Ensure market-ready units and maintain availability of units.
  • Approve leases, move-ins/outs; perform Leasing Consultant duties if needed.
  • Collect, record and deposit property income accurately and timely.
  • Hire, train and review on-site staff; supervise and document performance.
  • Approve invoices and manage accounts payable processes.

Description

Pennbrook Apartments is seeking an experienced and motivated Property Manager to oversee and lead the daily operations of our apartment community in the Philadelphia area.

The ideal candidate is a strong leader with a customer-first mindset and a solid background in property management. This role is responsible for managing all aspects of the property, including leasing, budgeting, staff supervision, maintenance coordination, and resident relations. The Property Manager ensures the community operates efficiently, meets financial goals, and provides a positive living experience for all residents.

Responsibilities
  • Physically inspect all common areas on the property daily to assure its peak readiness and appearance taking immediate action on unsatisfactory appearance problems.
  • Walk the property daily checking for cleanliness, safety and conditions of the buildings, driveways, laundry rooms, pools, landscaping and all exterior features of the property.
  • Maintain current market and neighborhood information to ensure relative pricing of property and develop marketing and advertising programs to maximize market position.
  • Ensure quality of market-ready units and maintain a supply of available units in market-ready conditions
  • Approve all lease paperwork daily, applications, move-ins, move-outs, renewals, etc. Ensure all move-ins are walked with the resident and satisfaction is achieved. Perform the duties of Leasing Consultant as needed.
  • Collect, record, and deposit property income accurately and timely manner.
  • Hire, train and review performance of all on-site personnel, directing their activities to ensure job satisfaction, acceptable productivity levels and career progression were earned and available. Delegation and development associates. Evaluation of site personnel should be accompanied by written communication and thorough record keeping. Maintain personnel files on all staff members.
  • Approve all invoices for goods or services received at the site. Utilize and understand the accounts payable system and instruct all office personnel in its use.
Requirements
  • Minimum 1-2 years of property management required.
  • Proficiency in Entrata, Onesite and Knock software
  • Proven experience in leasing, rent collection, budgeting, and vendor coordination
  • Previous leadership or supervisory experience
  • Strong communication and interpersonal skills
  • Strong time management, customer service, and problem-solving skills
  • Must be self-motivated, organized, and capable of operating independently
