Job summary

ZRS Management is seeking a Property Manager to oversee day-to-day operations of apartment communities in Kentucky. You will manage leasing, rent collection, maintenance, and resident relations while maximizing revenue.

Reports to the Regional Manager and leads a team of leasing consultants, technicians, and staff. The role requires a high school diploma (business or PM training preferred) and a valid driver's license.

Qualifications

• High school diploma is required.
• Post-secondary education in business or property management preferred.
• Previous property manager experience in multifamily housing is highly preferred.
• Valid Driver's License required.

Responsibilities

• Oversee leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Determine rental rates through market research and maintain competitive pricing.
• Hire, train, supervise and motivateleasing consultants, maintenance technicians, and admin staff.
• Collaborate with maintenance to ensure timely completion of work orders, move-ins and make-ready tasks.
• Oversee lease renewals, negotiate terms and maximize resident retention.
• Conduct regular property inspections for standards compliance.
• Maintain financial records, prepare budgets and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.

Job Description:

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property’s revenue potential. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseeleteerenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
