Job summary

The Dolben Company, Inc. is seeking a Property Manager for a 136-unit community in North Andover, MA. You will oversee leasing, collections, resident relations, maintenance and office administration, ensuring policy compliance and strong team performance.

You will lead the on-site team to achieve occupancy and retention goals while maintaining financial health, reporting to owners and senior leadership. The role requires a bachelor’s degree and 5+ years in residential property management or 1+

• Experience managing asset capital improvements or renovations preferred.

PROPERTY MANAGER
The Property Manager (PM) is responsible for being a great team member of this high energy community with 136 apartment homes in North Andover, MA. We expect the Property Manager to create the greatest possible satisfaction and well-being of all individuals associated with the community while being consistent with the goals & objectives of the company. The Property Manager will work in conjunction with the on-site team to oversee the daily activities of the community, including leasing, collections, resident relations, maintenance, general office administration and policy & procedure compliance.

The Property Manager will work in conjunction with the on-site team to oversee the daily activities of the community, including leasing, collections, resident relations, maintenance, general office administration and policy & procedure compliance.

As a Property Manager (PM), your primary responsibilities include:

• You are the head coach of the community
• Leading by example, living the standards and behaviors consistent with the core values and culture of Dolben
• Execution of sales, marketing and operational activities that achieve budgeted occupancy and resident retention goals
• Managing the financial performance of the property
• Creating and delivering timely and accurate financial and operational reports to owners and senior leadership
• Cultivating and maintaining strong relationships and loyalty with residents, vendors and partners
• Partnering with our Marketing team to implement marketing strategies
• Providing consistent resident satisfaction that yields outstanding customer satisfaction ratings and community reviews
• Inspiring the professional growth and development of all team members
  

What You Bring to Us:

• A bachelor’s degree
• 5+ years of experience in the residential property management industry or 1+ year of experience as a residential property manager
• Experience managing an established or older asset through an approved capital improvement or renovation program strongly preferred
• A strong leadership track record
• An impeccable client and customer service track record
• Revenue, budget and P&L management experience
• Strong financial skills with a basic knowledge of generally accepted accounting principles
• Outstanding communication skills, both written and verbal
• A sharp professional appearance

• Competitive compensation. Salary range: $80-90K annually. (Plus additional bonus opportunities) Compensation levels are determined in accordance with the employee’s qualifications and experience.
