Job summary

Oakbrook Corporation is seeking a dedicated Property Manager to oversee Wall Street Apartments and Wesley Park Apartments in Janesville, Wisconsin. You will lead operations at two thriving communities, drive performance, and ensure resident satisfaction while maintaining regulatory compliance.

You will supervise staff, manage budgets, and coordinate leasing, inspections, and amenity improvements, all while upholding Oakbrook's Core Values and commitment to teamwork.

Qualifications

• High school diploma or GED required.
• Previous supervisory experience.
• Experience in residential property management or a related field.
• Exceptional interpersonal and communication skills.
• Strong organizational and problem-solving abilities.
• Experience with property management software, including MRI, preferred.
• Physically able to perform regular property inspections, with or without reasonable accommodation.
• Valid driver's license required.

Responsibilities

• Respond promptly to resident and employee inquiries.
• Maintain positive relationships with residents, staff, ownership, and vendors.
• Supervise, coach, and train property staff.
• Prepare and monitor operating budgets, capital budgets, and capital expenditures.
• Prepare monthly reports, lease summaries, abstracts, and gather supporting data.
• Ensure proper coding of invoices and approve payments.
• Review leases for accuracy and compliance.
• Coordinate collection procedures for delinquent accounts.
• Manage resident improvements, move-ins, and move-outs.
• Meet and maintain occupancy goals.
• Market the properties in accordance with Fair Housing guidelines and the Resident Selection Plan.
• Oversee all property inspections, including Investor, HUD, and State Agency reviews.
• Respond to after-hours emergencies when appropriate (maintenance staff handle most calls).
• Process move-ins and recertifications, including income and asset verification.
• Demonstrate and uphold Oakbrook's Core Values.
• Perform other duties as assigned.
