Description

We're seeking an experienced Property Manager to lead the turnaround of our residential community Avalon Villas in Irving, TX.

This is a hands-on leadership opportunity for someone who thrives in challenging environments and has a proven track record of improving property performance through strong operational oversight, capital project management, sales leadership, and exceptional team development.

You'll take ownership of every aspect of the community from driving occupancy and revenue growth to leading large-scale maintenance and capital improvement initiatives all while creating a community that residents are proud to call home.

Responsibilities

Lead Through Change

  • Inspire, coach, and develop a high-performing on-site team, including the Assistant Community Manager, Leasing Professionals, Maintenance Supervisor, and Service Technicians.
  • Foster a culture of accountability, urgency, collaboration, and exceptional customer service.
  • Recruit, train, and retain top talent while setting clear performance expectations and developing future leaders.

Drive Operational Excellence

  • Take full ownership of the day-to-day operations of the community, ensuring consistent execution across leasing, maintenance, resident services, compliance, and administration.
  • Identify operational challenges and implement strategic solutions that improve efficiency, resident satisfaction, and overall asset performance.
  • Maintain a visible leadership presence and step in wherever needed to keep the community operating at a high level.

Lead the Community Turnaround

  • Develop and execute strategies to increase occupancy, improve resident retention, and strengthen the property's market position.
  • Partner with regional leadership to implement business plans that achieve leasing, financial, and operational goals.
  • Monitor key performance metrics and proactively adjust strategies to drive continuous improvement.

Oversee Capital Projects and Asset Preservation

  • Lead and oversee capital improvement projects from planning through completion, ensuring projects remain on schedule, within budget, and meet quality standards.
  • Partner with ownership, regional leadership, contractors, and vendors to successfully execute renovations and community improvement initiatives.
  • Prioritize preventative maintenance, deferred maintenance, and long-term asset preservation while minimizing operational disruption.

Manage Maintenance and Vendor Performance

  • Provide leadership and oversight to the maintenance team, ensuring service requests, preventative maintenance, inspections, and turnover schedules are completed efficiently.
  • Maintain high standards for curb appeal, building systems, safety, and regulatory compliance.
  • Establish strong vendor partnerships, negotiate contracts, and ensure quality workmanship and cost-effective service delivery.

Drive Leasing and Sales Performance

  • Lead leasing strategy to maximize occupancy, traffic conversion, and revenue growth.
  • Coach the leasing team on sales techniques, customer experience, and closing strategies.
  • Monitor market conditions, pricing, and competitor activity while implementing creative marketing and outreach initiatives to achieve leasing goals.

Own Financial Performance

  • Develop, manage, and execute the annual operating budget in partnership with regional leadership.
  • Analyze financial performance, identify opportunities to improve NOI, control expenses, and maximize revenue.
  • Oversee rent collections, delinquency management, payroll approvals, reporting, and expense controls while maintaining strong fiscal accountability.

Deliver an Exceptional Resident Experience

  • Create a responsive, service-focused environment that builds resident trust and satisfaction.
  • Resolve resident concerns with professionalism, empathy, and a solution-oriented approach.
  • Ensure every resident interaction reflects the company's commitment to excellence and community.

Requirements

  • 3+ years of Community Manager or Property Manager experience with responsibility for team leadership, operations, and financial performance.
  • Turnaround, repositioning, lease-up, or value-add community experience preferred.
  • Proven ability to lead, develop, and motivate high-performing teams while driving accountability and results.
  • Experience managing budgets, controlling expenses, increasing occupancy, and maximizing revenue.
  • Demonstrated success overseeing capital improvement projects, maintenance operations, and vendor relationships.
  • Strong leasing, sales, and customer service leadership with a focus on resident satisfaction and retention.
  • Excellent organizational, communication, problem-solving, and decision-making skills.
  • Proficiency with Microsoft Office and Yardi or similar property management software.

Work Environment

  • On-site position requiring regular walking throughout the community, both indoors and outdoors.
  • Ability to sit, stand, walk, bend, climb stairs, and occasionally lift up to 15 pounds.
  • Must be available during business hours with flexibility for evenings, weekends, and emergencies as needed.
