Job summary

The MRA Group is seeking a Property Manager in Horsham, PA to safeguard and enhance the value of managed properties. You will oversee operations, budgeting, vendor contracts, and tenant relations, acting as the main liaison between ownership, tenants, and the public.

Responsibilities include monitoring expenses, ensuring compliance, coordinating repairs, and leading on-site teams. A PA real estate license and 3–5 years in commercial property management are preferred.

Qualifications

  • PA Real Estate License required.
  • Bachelor’s degree or equivalent in business/real estate or related field.
  • 3–5 years of commercial property management experience.
  • CPM/CSM/RPA certifications preferred.
  • Strong financial acumen with property management software experience (Yardi, MRI).
  • Excellent communication, organizational and problem-solving skills.
  • Ability to travel to assigned properties as needed.
  • 24/7 emergency response availability.
  • Valid driver’s license and reliable transportation.
  • Occasional evening/weekend availability.

Responsibilities

  • Oversee daily building operations including maintenance, safety, security, janitorial, landscaping and snow removal.
  • Manage service contracts and vendors for quality and cost-effectiveness.
  • Conduct regular property inspections and implement preventative maintenance programs.
  • Ensure compliance with local regulations, safety standards and company policies.
  • Prepare and manage annual operating and capital budgets in line with ownership goals.
  • Review CAM reconciliations and tenant operating expense resets with accounting.
  • Coordinate rent collection per lease obligations.
  • Foster positive tenant relationships and promptly address service requests.
  • Lead tenant meetings to build rapport and address concerns.
  • Prepare ownership reports including variance analysis and occupancy updates.
  • Coordinate move-ins, buildouts, and capital/tenant improvement projects.
  • Solicit bids, select contractors, and supervise improvements.
  • Maintain records of building systems and warranties for HVAC/roofing.
  • Develop long-term capital replacement plans.
  • Collaborate with leasing/legal/accounting/construction teams for alignment.
  • Monitor lease expirations and assist with renewals with advisory team.
  • Supervise on-site staff and support team development.

Education

Bachelor’s degree or equivalent in business/real estate
Pennsylvania Real Estate License
CPM/CSM/RPA certifications (preferred)

Job description

The Property Manager is responsible for protecting, maintaining, and enhancing the value of MRA-owned and/or managed real estate to maximize financial performance, ensure tenant satisfaction, and uphold the reputation of the property and ownership. This role oversees all operational aspects of assigned properties, including budgeting, vendor and facilities management, and tenant relations. The Property Manager acts as the primary liaison between ownership, tenants, and the public.

  • Coordinate tenants’ move‑ins, buildouts, and improvement projects as needed.

  • Solicit bids, select contractors, and supervise capital improvement and tenant improvement projects.

  • Maintain records of building systems, warranties, and condition assessments for HVAC, roofing, and other critical systems.

  • Develop long‑term planning for capital replacement and improvements.

  • Collaborate with internal and external teams, including leasing, legal, accounting, and construction, to ensure alignment and efficiency.

  • Monitor lease expirations and support lease renewal processes in collaboration with the advisory team.

  • Supervise on‑site staff (if applicable) and support team development.
