ROLE OVERVIEW

Woodmont is seeking an experienced Property Manager to manage one of our beautiful apartment communities located in Foster City, with 344 units. This is a full-time, 40-hour per week position - Monday through Friday, 9am-6pm. This position has an apartment included as part of the compensation. The Property Manager will be accountable for a broad range of duties including managing the day-to-day operations, maintaining high occupancy levels, supporting our marketing programs, establishing and maintaining financial goals and managing and supporting the property team. With properties spanning multiple submarkets in the Bay Area, this is your opportunity to make a direct impact and build your career with an established leader in real estate services.

WHAT YOU’LL DO

  • Oversee day-to-day operations of a large multifamily apartment complex, ensuring all units and common areas are maintained to the highest standards of cleanliness, safety, and visual appeal.
  • Proactively manage vacancy rates through strategic marketing, tenant retention initiatives, and efficient leasing processes to meet or exceed occupancy goals.
  • Supervise on-site staff including leasing agents, maintenance personnel, and janitorial teams, fostering a collaborative and performance-driven work environment.
  • Develop and maintain strong vendor relationships; coordinate and oversee all contracted services to ensure timely, cost-effective, and high-quality delivery.
  • Implement and monitor preventive maintenance schedules and capital improvement projects to preserve asset value and enhance resident satisfaction.
  • Lead tenant relations efforts by responding promptly to resident inquiries, addressing concerns, and cultivating a welcoming, community-focused living environment.
  • Ensure full compliance with local, state, and federal housing regulations and company policies, including fair housing laws and safety protocols.

WHAT WE’RE LOOOKING FOR

  • Proven leadership and supervisory experience with a demonstrated ability to motivate on-site teams, delegate responsibilities effectively, and hold staff accountable to performance and customer service standards.
  • Strong financial acumen with the ability to interpret budgets, manage operating expenses, and analyze financial reports to drive NOI (Net Operating Income) and long-term property profitability.
  • Highly organized and detail-oriented , capable of juggling administrative tasks, lease renewals, maintenance schedules, and vendor contracts while maintaining accurate and compliant records.
  • Deep knowledge of the multifamily property management industry , including current trends, legal requirements, Fair Housing laws, and best practices for maintaining high occupancy and resident retention.
  • Results-driven marketing and sales approach , with the ability to develop creative leasing strategies and train staff on effective lead conversion, outreach, and branding techniques to reduce vacancy rates.
  • Exceptional interpersonal and customer service skills , with a track record of fostering positive resident relations, handling conflict resolution with professionalism, and building community engagement initiatives that enhance the living experience.

QUALIFICATIONS

Professional Experience

  • Minimum of 2+ years of hands-on Property Management experience, preferably within a large multifamily or residential community, with a proven ability to oversee day-to-day operations and drive performance metrics.
  • Proficiency with property management software is essential; experience with RealPage is highly preferred. Ability to navigate digital platforms for leasing, maintenance, financials, and reporting with ease.
  • Advanced knowledge of Microsoft Office Suite, especially Excel, Word, and Outlook, to manage reports, communication, and administrative documentation efficiently.
  • Skilled in preparing and delivering presentations to ownership groups, community stakeholders, and internal teams, with the confidence to communicate key property metrics, leasing strategies, and capital improvement updates.
  • Strong vendor management capabilities, including contract negotiation, service quality oversight, and long-term relationship cultivation to ensure cost-effective and timely project completion.

Education & Licenses/Certifications

  • Bachelor’s degree in Business Administration or similar field preferred.
  • Certified Property Manager (CPM), CPM Candidate, or ARM designations preferred.
  • Valid driver's license and reliable transportation needed.

COMPENSATION

Woodmont Real Estate Services has detailed the expected annual base salary for this role to be $80,000-$85,000 annually.

This does not include any other potential components of the compensation package, including housing, benefits, and perks outlined above. At the launch of each position, we benchmark compensation to the appropriate role and level utilizing competitive compensation data from various data sources as references. At the offer stage, we use the signal we received from our interviews coupled with your experience, location, and other job-related factors to determine final compensation.This position may also be eligible for a discretionary bonus (eligibility may vary based on role).
