Position Description

Our family-friendly apartment community is seeking a highly energetic, charismatic, and experienced Property Manager to join our team.

The Property Manager is a passionate leader responsible for overseeing all business operations and fostering a vibrant community within the property. This role requires professionalism, excellent people skills, superior customer service, attention to detail, organization, dependability, troubleshooting abilities, and leadership in training and sales. The role involves collaboration with the corporate office, Regional Manager, and Asset Manager to maximize asset value.

Responsibilities

• Develop and execute operating and capital budgets.
• Maintain thorough product knowledge and awareness of major competitors.
• Implement marketing strategies to increase property traffic, improve closing ratios, and achieve targeted occupancy.
• Provide dynamic and informative property tours to potential residents.
• Supervise leasing and maintenance staff, including performance reviews, hiring, and firing.
• Ensure compliance with company policies.
• Secure multiple bids for projects, renovations, or other expenses.
• Process work orders and follow up with contractors and maintenance.
• Review and approve payables.
• Follow up persistently on collections and past due balances.
• Process applications, dispositions, and evictions as necessary.
• Audit lease files to ensure adherence to policies and procedures.

Experience Requirements

• Strong managerial skills.
• At least 5 years of experience in Multi-Family housing.
• Housing experience.
• Renovation experience.
• Proficiency with OneSite software.
• Financial and budgeting expertise.
