This is a full-time on-site role for a Bilingual Property Manager located in Southwest Fort Worth, TX. The Bilingual Property Manager will be responsible for overseeing property operations, handling tenant relations, and ensuring properties are well-maintained. Daily tasks include communication with tenants and vendors, managing rental payments, coordinating maintenance requests, and enforcing property rules and regulations. The role also involves periodic property inspections, leasing management, and ensuring compliance with local property laws.

Responsibilities:

  • The Property Manager is to effectively manage and coordinate persons, activities, and available resources in order to accomplish property objectives as set forth by the Director of Operations and property owner.
  • Manage all aspects of property operations, including leasing, maintenance, and tenant relations.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, AATC and all other laws pertaining to apartments.
  • Ensure that all rents are collected when due, and posted in a timely manner.
  • Ensure that lease files are complete and that completion of leases is being executed properly.
  • Effectively utilize property management software, Resman, according to the management company's expectations of use.
  • Maintain a positive customer service attitude.
  • Delegate inspection or inspects with residents all move-in/move-outs.
  • Review all notices to vacate to determine the cause of the move-out.
  • Coordinate with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.
  • Monitor and schedule all maintenance activities.
  • Welcome and show the property to prospective new residents.
  • Handle incoming phone calls from prospective new residents and complete appropriate paperwork.
  • Attend scheduled corporate management meetings, usually held over Google Meets or Zoom.
  • Collaborate with on-site security personal to ensure a safe environment on the property.
  • Communicate all challenges affecting the operation of the property to the DO in a timely manner.
  • Submit required reports to the corporate office on a daily, weekly and/or monthly basis.
  • Handle the eviction process per legal requirements, including issuing notices, attending court hearings as needed, and ensuring timely follow-through on all eviction-related procedures.

Qualifications:

  • Bilingual in English and Spanish is required.
  • Previous experience in on-site multifamily property management is essential.
  • Strong knowledge of lease agreements, applications, Fair Housing laws, and the Texas Property Code.
  • Proven ability to manage a property team, resolve conflicts, and maintain high resident satisfaction.
  • Able to walk, stand, or sit for extended periods based on daily needs.
  • Comfortable communicating professionally in person, by phone, and via email with a wide range of individuals.
  • Must have reliable personal transportation for banking, court appearances, corporate meetings, and property inspections.
  • Ability to make sound decisions independently and remain calm in high-pressure or emergency situations.
