We are seeking a highly motivated and energetic Community Manager to join our team in Fort Worth, TX. The Spring at Silverton is an upscale property for active adults, providing residents with exceptional amenities and activities through our Life program. Our communities are centered around a lifestyle. We build our teams with talented, motivated people who love what they do and love creating an outstanding living environment for our residents.

The Community Manager is responsible for the entire property and its physical assets, as well as the satisfaction, performance, and retention of staff and residents. The Property Manager must maximize the financial returns in accordance with the company's objectives and is responsible for hiring, training, and retaining staff and ensuring all site-related duties are completed accurately and on time. Oversees the management of all site staff including facilities maintenance.

MUST BE SALES CENTRIC AND WILLING TO LEAD AND BE RESPONSIBLE FOR ALL LEASING ACTIVITIES.

Essential Duties / Responsibilities
  1. Lead, direct, monitor, assess, recommend, inspect, and evaluate all Marketing, Leasing, Maintenance, and Office initiatives and staff.
  2. Drive all Sales & Leasing efforts, including prospecting, scheduling and conducting tours, and closing sales.
  3. Provide clear written and oral direction to staff; conduct personnel management functions. Typically oversee a team including an Assistant Property Manager, Maintenance Director, and Maintenance Technician.
  4. Ensure staff adhere to company SOPs, policies, and performance standards; coach for improvements; hold staff accountable for performance.
  5. Review rental applications and lease forms for accuracy and policy compliance.
  6. Prepare the property's annual budget in collaboration with Regional Manager and Property Accountant.
  7. Monitor budget performance and report variances.
  8. Manage rent collection, expenses, financial reporting, and variance explanations.
  9. Report payroll data to HR in a timely manner.
  10. Supervise inventory of equipment, supplies, and petty cash.
  11. Work with Regional Manager to maximize NOI and align property operations with company goals.
  12. Administer rent collection programs to ensure revenue standards are met.
  13. Handle resident complaints diplomatically; maintain a complaint log; escalate to Regional Manager as needed.
  14. Manage move-ins and move-outs; coordinate with staff for seamless operations.
  15. Evaluate and approve physical repairs, replacements, and capital improvements.
  16. Select and monitor third-party vendors; ensure work quality.
  17. Conduct weekly meetings with department heads and document discussions.
Required Skills And Abilities
  1. Strong organizational, management, and teamwork skills.
  2. Professional appearance and demeanor aligned with company standards; positive, energetic, assertive, and role-model qualities.
  3. Proficiency in Microsoft Office (Excel, Outlook, Word, PowerPoint).
  4. Financial acumen and budget management skills; attention to detail.
  5. Integrity and respect for diversity in the workplace.
  6. Problem-solving skills involving residents, staff, finances, and emergencies.
  7. Willingness to assist across departments and substitute for any site position as needed.
Required Education And Experience
  1. Bachelor's degree or equivalent experience in Property Management.
  2. Prior leasing experience required.
  3. At least three years of managerial experience supervising multiple staff members.
  4. Experience in senior housing is highly preferred.
Scope And Compensation
  1. On-site presence during all operational hours, Monday-Friday 8:30 a.m. to 5:30 p.m., with additional hours outside of these times including nights and weekends. Remote work is not permitted.
  2. Salary commensurate with experience.
