Elevate Your Property Management Career with Velair!

Property Manager – Senior Tax Credit (LIHTC) We are seeking a highly motivated, knowledgeable, and experienced Property Manager to oversee operations, optimize financial performance, and ensure an exceptional living experience for our residents.

Regular Schedule: Monday - Friday 8:00 AM - 4:30 PM, with occasional work outside of standard business hours as required by business needs.

Hourly Pay Range: $29.00 per hour, dependent on experience.

Annual Clothing Allowance: $200 per year to be used at the Velair Clothing Store within the designated shopping period.

Essential Duties and Key Responsibilities
  • Maintain occupancy rates above 95% by implementing effective leasing and retention strategies.
  • Maximize net operating income through proactive rent collection and cost management.
  • Foster strong, professional relationships with residents, prospective tenants, vendors, and team members.
  • Ensure full compliance with federal, state, and local Fair Housing laws and property management regulations.
  • Lead and mentor your team in all aspects of property operations, including marketing and leasing, maintenance, program compliance, resident relations, and financial performance.
  • Oversee the make-ready process to ensure units are move-in ready.
  • Maintain the property’s curb appeal and operational safety through routine inspections and preventive maintenance.
  • Represent Velair professionally with a polished and business-appropriate appearance.
  • Other duties as assigned.
About You

To be successful in this role, you should have the following education and experience:

  • Industry Knowledge: Tax Credit (LIHTC) program expertise a plus.
  • Leadership Skills: Strong ability to manage, mentor, and motivate a team.
  • Attention to Detail: Commitment to accuracy in financials, compliance, and property upkeep.
  • Communication Skills: Strong written and verbal communication in English.
  • Technical Skills: Proficiency in relevant software and electronic systems.
  • Problem‑Solving Abilities: Strong reasoning and decision‑making skills.
  • Customer Service Excellence: Ability to create a welcoming and supportive environment for residents.

Education & Certifications
  • Required: High school diploma or equivalent.
  • Preferred: 2–4-year degree in a related field and previous property management experience.
  • Desirable Certifications: ARM, COS, TCS, RAM, Licensed Real Estate Agent, or similar credentials preferred.
Professional Experience
  • Minimum 1 year of property management experience (multi‑family housing preferred).
  • 1+ years of supervisory experience with a proven track record in team leadership.
Additional Requirements
  • Valid driver’s license & insurance with the ability to travel as needed.

  • Personal cell phone required for business use (monthly reimbursement provided).
Physical Requirements
  • Ability to lift 30 pounds and conduct regular property inspections, including walking stairs.
  • Primarily indoor work, with occasional outdoor responsibilities as needed.
